Overview

The Americas Senior Facilities Manager is responsible for facilitating efficient operations and management of day-to-day facilities functions along with strategic facility planning and program management for Waters facilities in the Americas. This position is based at our Corporate Headquarters and will report directly into the Senior Director of Global Real Estate and Facilities and will help to develop and execute upon the overall facilities management strategy. This individual will oversee programmatic aspects of projects, drive/deliver workplace transformation and fit-out construction, manage financial impacts and ensure effective and efficient delivery of facilities management services for all Waters sites in the Americas. Developing and maintaining relationships with senior management leaders is key to success in this role through successful strategy and proactive opportunity development.

Responsibilities

  • Manage the facilities operations and maintenance programs for Waters facilities in the Americas consisting of 1.2M square feet. Waters facilities consists of office, laboratory, manufacturing, R&D functions, and warehousing
  • Management responsibilities for facilities management teams within the Americas
  • Key contributor in the deployment and management of a coordinated facilities management program within the Americas
  • Manage annual facilities business planning for the region (OPEX and CAPEX) budget process and development of multi-year roadmap of projects and initiatives
  • Interfaces with landlords for lease properties to adhere to lease operating perimeters.
  • Interface and develop relationships with peers in other regions and functions to ensure consistent delivery of global initiatives and practices
  • Ensure compliance with portfolio wide initiatives and required local, state, and federal laws and regulations that pertain to facilities operations
  • Collaboratively partner with senior management leaders in the region to align and support their business objectives. Be a thought leader and provide forward-thinking market intelligence.
  • Manage facilities renovations and capital improvements in the region in compliance within the company standards.
  • Responsible for planning, budgeting, and implementation of energy efficiency projects in the region to support Waters Sustainability goals
  • Directly responsible for the development of scope, budget, and schedule for construction projects
  • Partner with the environmental health and safety team to ensure we are in compliance with all local site regulations and that we are providing a safe and healthy work environment for all occupants within our facilities
  • Partner with global procurement to optimize facilities vender management spend
Qualifications
  • Bachelor\xe2\x80\x99s degree required
  • 10+ years of related experience within corporate facilities management
  • Strong building maintenance and mechanical system knowledge required
  • Experience with leading both insourced and outsourced staff
  • Strong customer relationship management skills
  • Must be proficient with AutoCAD software packages
  • Ability to read and interpret building blueprints
  • Must be highly motivated and able to work independently while also functioning effectively as part of a team
  • Advanced project management experience in managing large complex project activities, coordinating deliverables, and managing schedules
  • Ability to travel domestically 30% of the time
  • Ability to work with international teams, in different time zones
  • Experience in working with wide variety of complex operational and commercial challenges
  • Experience in project management for construction fit out projects
  • Proven ability to prioritize tasks and to initiate follow-through with meticulous attention to detail and high level of accuracy.
  • Ability to resolve and/or escalate issues in a professional and timely manner
