Sodexo is seeking a Assistant Manager of Facilities Operations for a Corporate Services account located in New York,NY.

Our ideal candidate will be a highly organized and detail-oriented individual who knows how to manage overlapping projects, keep track of deadlines, and efficiently use their time. The Assistant Manager of Facilities Operations will oversee day to day facilities operations, including hard and soft services, preventative maintenance, janitorial, and mail-room operations. You will be responsible for leading and developing a team, and ensuring the highest level of service throughout the account.

Duties include but not limited to:

  • Support account FM teams and serve as resource for communications, building client relationships, account coordination, and problem solving.
  • Basic Facilities knowledge in HVAC systems, Fire safety systems, electrical, plumbing and minor renovations.
  • Support client with implementation of strategic, tactical, and operational reporting to enhance customer service, account profitability and/or retention, and client and customer satisfaction.
  • Support the implementation of site operations, including the development and administration of training plans.
  • Supports operations by proactively identifying work orders and/or projects that need prompt attention and action.
  • Recommend changes in operation, identify appropriate resources, and assist in implementation plans.
  • Receive client\'s requests and effectively prioritize time and resources
  • Working and communicating professionally, verbally, and in written form with internal and external customers
The ideal candidate will have:
  • 2-3 years successful experience in Facilities Management, including hard, and soft services, HVAC, electrical, plumbing and EVS/Custodial operations in large complex facilities environment;
  • Exceptional customer service, relationship building and communication skills;
  • Technical knowledge of HVAC and skilled trades;
  • Demonstrates strong leadership in client, customer and community relations; and
  • Strong Leadership skills with a focus on staff development and team building;

More transactional; daily interaction with hourly staff and SPOC. Supervises hourly staff and is the first line of response for customers. Focuses on emergency work orders and safety.
  • Implementing SDX procedures/programs to achieve operational goals/performance in managing \xe2\x80\x93 mechanical \xe2\x80\x93 Hard FM \xe2\x80\x93 Electric, plumber, HVAC, and mechanical; carpentry (would fall under skilled mechanical).
  • Scope \xe2\x80\x93 number of management technicians/generalists? Or trades? / level of interaction with client vs chain of command / unit financial responsibility / safety /
  • Number of buildings / square footage levels / level of sophisticated systems \xe2\x80\x93 HVAC / electronics / Labs
  • Level of self-performed tasks vs. contractor management/ staffing levels may be less than Healthcare \xe2\x80\x93 more redundancy of systems; HC more regulatory \xe2\x80\x9cJoint Commission which dictates more annual/planned processes
  • Preventive and corrective maintenance; predictive maintenance.
  • Greater than 500k sq ft; over 10 \xe2\x80\x93 12 trades
  • Day to day management of the maintenance operations of the account. Oversight communication workflow management; Building trades and mechanical trades \xe2\x80\x93 electrical, plumbing, carpentry, HVAC (Hard FM) \xe2\x80\x93 Scope of responsibility is greater for a Manager 2 \xe2\x80\x93 more technical and more management; may have a Manager 1 reporting this position
Critical 1 \xe2\x80\x93 Mechanically competent
Critical 2 \xe2\x80\x93 People skills \xe2\x80\x93 communication/mgmt.
Interpersonal skills important
Scope may mandate this position; technical competency level may also be a differentiator

Key Duties
Supervision of all outside contractors/vendors for site
Responsible for overseeing facilities staff, training and hr functions for unit
Financial= labor, inventory, supplies, UFS
Performs facilities maintenance functions as required.
Manages events (schools)
Communicates directly with customers
Responsible for CMMS
Implement SDX programs/ procedures/ policies/ systems
Safety \xe2\x80\x93 client and SDX employee safety
Mechanical systems \xe2\x80\x93 maintaining operational capability of mechanical systems
Multiple buildings requiring mechanical systems oversight
Scheduling and work flow management \xe2\x80\x93 greater scope Qualifications & Requirements:

Basic Education Requirement - Associate\'s Degree or equivalent experience

Basic Management Experience - 2 years

Basic Functional Experience - 2 years work experience in facilities maintenance, plant operations or engineering services
