Job Description


The Asset Management team provides management, advisory, underwriting and analytical support for the Irvine Company Office Properties Division. Primary focus areas include: i) underwriting for leases and tenant credit, significant capital investments, new development projects and acquisition opportunities, ii) asset level business plans, performance measurement and reporting for the operating portfolio, and iii) property valuation analyses.

The Team works in collaboration with property operations, leasing, asset management, development, acquisition, financing and accounting colleagues.

Job Duties:

\xe2\x97\x8f Model and understand financial concepts around NPV, IRR and discounted cash flow analyses.
\xe2\x97\x8f Conduct annual property valuation analyses internally.
\xe2\x97\x8f Provide analytical and underwriting support when evaluating leases, tenant credit worthiness, capital investments, new development projects and acquisition opportunities.
\xe2\x97\x8f Prepare investment theses, deliverables and financial exhibits to support investment decisions.
\xe2\x97\x8f Participate in preparing property business plans each year and monitoring asset performance against a variety of benchmarks, including: performance objectives, pro-forma cash flows, leasing goals and forecast yields; help drive analytical insights around operating and financial performance.
\xe2\x97\x8f Participate in quarterly property reviews and forecasts; create summary reports including budget variances, occupancy and leasing updates, operating expenses, capital expenditures and potential loan refinance implications.
\xe2\x97\x8f Monitor market conditions, pricing trends and competitor research; collect market data/reports in support of business plans.
\xe2\x97\x8f Work closely with property operations, leasing and asset management teams for input and guidance on business plans, budget reviews and cash flow forecasts used in valuation and investment analysis.
\xe2\x97\x8f Demonstrate an understanding of real estate and investment principles; Visit properties periodically to develop and maintain an understanding of assigned properties, competitors and market dynamics.
\xe2\x97\x8f Support strategic initiatives and internal process improvements.
\xe2\x97\x8f Maintain ARGUS and Excel models for assigned properties.

Minimum Qualifications / Other Expectations:

\xe2\x97\x8f Four year degree with a preferred major in business and/or real estate.
\xe2\x97\x8f Three plus years of experience in a real estate finance or analytical role.
\xe2\x97\x8f Experience with financial statement analysis and strong understanding of corporate finance concepts.
\xe2\x97\x8f Demonstrates critical thinking, curiosity, self-drive, proactiveness, excellent communication skills (verbal and written), strong organization, collaboration, and high standards of accuracy and precision.
\xe2\x97\x8f High ownership of work product and dedication and commitment to driving results.
\xe2\x97\x8f Superior in Excel, including strong modeling capability; ARGUS experience preferred, but not required

Compensation:

Base Pay Range: $86,400.00 - $125,200.00

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
