About the Role
We are seeking a Property Supervisor to oversee the operations, maintenance, and financial performance of assigned properties. This role reports to the Vice President of Property Management and involves vendor management, tenant relations, financial oversight, and compliance with property regulations. The ideal candidate is detail-oriented, proactive, and experienced in property management.
Responsibilities
Engage and supervise vendors for routine and special services
Communicate with ownership regarding expenses requiring approval beyond the spending limit
Conduct property visits twice per month or as outlined in the Property Management Agreement (PMA)
Coordinate with the Construction Manager on capital projects
Prepare and submit detailed monthly inspection and narrative reports, including financial reviews
Approve weekly bills and monitor budgets to maintain expense
Establish and maintain relationships with owners, tenants, managers, company executives, and accounting staff
Engage legal counsel for unlawful detainers and notify ownership of legal actions
Manage move-ins, move-outs, and security deposit accounting (SODA)
Oversee vacancy preparation and coordinate move-ins
Review ADA requirements during property visits, ensuring proper signage and striping
Participate in emergency on-call rotation with other staff members
Qualifications
Minimum five to seven years of property management experience, preferably in commercial real estate
Bachelor's degree in real estate, business administration, or a related field preferred
Strong knowledge of property management best practices, financial reporting, and lease compliance
Proficiency in property management software and financial tracking tools
Experience with Appfolio & Avid systems a plus
Excellent communication, negotiation, and organizational skills
Ability to manage multiple properties and prioritize tasks effectively
Additional Requirements
Reliable transportation for property visits and inspections
Valid California Driver's License
Current auto insurance
Active California Real Estate License a MUST
