We are currently seeking a highly motivated Section 8 Property Manager to join our team here at 1stDoor Rentals. The ideal candidate will have a background in managing low-income housing and be familiar with the Section 8 program to some degree. The location is specifically for Birmingham, AL. You are required to manage and visit these rentals in this location. You will likely be in charge of up to 80 rentals at the peak. Key Responsibilities:
  • Manage a portfolio of Section 8 properties, almost all of which is 100% single-family rentals. No commercially zoned property to be managed.
  • Ensure compliance with all federal, state, and local housing regulations.
  • Maintain accurate records and reports for all properties.
  • Conduct regular property inspections to ensure units are well-maintained and meet safety standards.
  • Coordinate with government agencies and other service providers to ensure the smooth operation of the properties. Also confirm and pass section 8 inspections on all properties before being rented to a tenant.
  • Handle tenant complaints and concerns in a timely and professional manner.
  • Oversee rent collection and financial reporting.
  • Ensure that all units are occupied and leased to qualified tenants.
  • Take pictures of all properties and market on listing sites in order to find tenants.
  • Manage the inspection process for properties not yet purchased by 1stDoor but "under contract" to be bought.
  • Walk and take pictures of subject properties that 1stDoor is looking to purchase. Be prepared to be very involved on the front end of purchasing and intaking new properties.
Qualifications:
  • No minimum experience managing Section 8 properties required.
  • Reasonable knowledge of housing regulations and the Section 8 program
  • Excellent organizational and communication skills.
  • Ability to work independently and as part of a team.
  • Strong computer skills, including proficiency in Microsoft Office and property management software.
  • Ability to multitask and prioritize effectively.
  • Strong attention to detail.
  • Must pass a criminal background check.
  • Ability to manage tenant expectations, has to be a patient individual.
  • College Degree preferred but not required.
  • Looking for someone that is motivated and ready to learn and be hands on. You will be joining us at the inception of our expanding rental portfolio in Birmingham, AL.
  • Would prefer someone who is handy and can repair miscellaneous problems that may arise with properties.
