Job Description

This position is responsible for:
Under the direction of the Facilities and Property Director, the Property Manager plans, schedules, supervises, monitors, (80% of time) and participates in the day-to-day general maintenance and repairs (20% of the time - emergencies only) of Kroc Center location with responsibility of the Kroc campus, quarters, vehicles, grounds, and equipment. Ensures the security of each campus and staff member.
The Property Manager will also ensure all equipment remains in proper working order and in compliance with operating procedures and safety standards. The Property Manager will participate in major and minor repairs of the Kroc Center and Purdue Center of Hope, as needed, according to The Salvation Army procedures and policy. The Property Manager will operate a Salvation Army vehicle to pick-up and/or deliver materials related to property duties and will maintain an inventory of the Kroc property. The position will manage a departmental budget and assists on building projects as needed.

Key Responsibilities:

Plans, schedules, assigns, and supervises the work of maintenance and janitorialpersonnel. Determines work schedules, which is to include all daily duties. Adherence to the department budget, which includes overseeing cost control, and inventory planning. Supervises the vendors 'on maintenance and repair work to ensure accuracy and completeness.

Physical Requirements:

Ability to meet attendance requirements. Ability to speak and read the English language. Ability to perform advanced construction skills required to repair and maintain the various facilities owned by The Salvation Army. (Counts as part of the 20% hands on duties) Ability to operate various equipment necessary to complete building projects, repairs and maintenance. (Counts as part of the 20% hands on duties) Ability to perform strenuous, heavy work involving the lifting and carrying of heavy objects. (Counts as part of the 20% hands on duties) Travel is usually between Area Command Facilities and the Corps properties.

Education and Experience:

High school diploma or G.E.D. required
Expertise in Electrical, Plumbing and HVAC required
And
Five years of progressively responsible experience performing skilled maintenance and repair work for commercial buildings and grounds with at least two years in a supervisory capacity preferred,
Or
Any equivalent combination of training and experience, which provides the required knowledge, skills, and abilities.
