PROPERTY MANAGER

We are currently seeking a Property Manager for our commercial properties. This Property Manager position is involved in all aspects of day-to-day operations of the Portfolio, including accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, snow removal, etc. The Property Manager handles tenant requests and complaints and must be familiar with the terms of the leases. The Property Manager assists in the preparation and management of the annual budget, reporting and financial performance of the Portfolio. Property Management position functions at a high capacity within the context of a larger team, setting and implementing goals, supporting leasing initiatives and accounting.

DUTIES

- Duties may include, but are not limited to, the following:




Conducts property visits to ensure property presentation in compliance with Company standards. Bid, negotiate scopes of work and supervise manages job through Coordinates work requests for Operations Technicians with Operations Resolution of maintenance issues, administration of property improvements and oversight of existing conditions to achieve long-term presentation of the properties. Develop preventative maintenance plans to avoid increased liability, risk or expense. Assure compliance with ADA, environmental and building Ensure tenant compliance with requirements of the Development and management of budgets including monthly variance reports. Establish long-range capital plans for asset presentation. Respond 24/7 to any tenant issues or property



QUALIFICATIONS




Knowledge

of:




Operational characteristics, services, and activities of a comprehensive Property management Financial Analysis - budgets and variances Principles and terminology of preventative maintenance Proficiency with Microsoft



Skill in:




Strong negotiating skills, verbal, and written communication skills Strong project management background to work closely with and give direction to contractors and vendors. Self-starter with strong time management, organizational and problem-solving Ability to think on one's feet to effectively solve Communicating clearly and concisely, orally, electronically and in Solid time management skills with ability to prioritize, organize and successfully balance multiple tasks and requests. Must be a team player, work well with management, other property managers, lease administration, accounting, Operations Technicians and Operations Coordinator. MINIMUM QUALIFICATIONS






Education:





Possession of a high school diploma, GED or recognized equivalent.




Experience:





3-5 years of (full-time equivalent) verifiable experience in broad-based commercial property management.




Other Requirements:





Must possess a valid North Carolina driver's license and have a satisfactory driving record.




WORKING CONDITIONS






Environmental Conditions:





Office environment; field environment; exposure to noise, grease, dust, and fumes; and inclement weather conditions.


Physical Conditions:





May require maintaining physical condition necessary for sitting, standing, and walking for prolonged periods of time; light to moderate lifting and carrying.
