. The ideal candidate will be responsible for ensuring high occupancy, maintaining smooth property operations, and delivering excellent service to current and prospective residents.
Responsibilities:
Oversee daily operations of the 80-unit property
Manage leasing activities, including applications, approvals, renewals, and move-ins
Conduct property tours and showings for prospective tenants
Maintain accurate leasing, occupancy, and vacancy reports
Handle tenant communications, notices, follow-ups, and renewals
Process and assist with eviction filings, court documentation, and compliance notices as needed
Coordinate with maintenance staff on work orders, unit turns, and property readiness
Expectations:
Maintain a professional and welcoming environment for residents, prospects, vendors, and staff
Respond to resident inquiries and issues in a timely and courteous manner
Ensure units are turned and ready for occupancy according to company timelines
Meet monthly occupancy and rent collection goals
Keep accurate records, reports, and documentation for audits, compliance, and management review
Follow company procedures for leases, notices, incidents, and resident files
Regularly walk the property to identify maintenance needs, safety concerns, and opportunities for improvement
Communicate promptly with maintenance and management regarding urgent items or operational issues
Enforce community rules and lease agreements consistently and fairly
Protect company assets by monitoring expenses, avoiding unnecessary costs, and maintaining vendor accountability
Represent the company with integrity, professionalism, and a strong customer-service mindset
Ensure the property complies with company policies, safety standards, and Fair Housing laws
Monitor rent collections, assist with delinquencies, and enforce lease agreements
Support budgeting, expense tracking, and vendor coordination
Requirements:
Previous experience in property management, leasing, or real estate (required or strongly preferred)
Strong leadership, communication, and customer service skills
Reliable transportation
Strong organizational skills and attention to detail
Basic computer proficiency (Microsoft Office; property management software experience is a plus)
Ability to handle difficult situations professionally and enforce policies effectively
Compensation:
Competitive hourly rate or salary, based on experience
Pay: $22.00 - $30.00 per hour
Expected hours: 40 per week
