Summary of Position (Job Purpose) Major purpose and functions of the position.


The Manager of Store Facilities Maintenance is responsible for the execution of Dollar Tree/Family Dollar facilities maintenance programs. This role oversees and executes all demand repairs, excluding refrigeration and HVAC, to maintain the company\xe2\x80\x99s store facilities and optimize their functionality, safety, comfort, and cost-efficiency. This manager will interact with external and internal stakeholders on a regular basis and directs and oversees a team of facility maintenance coordinators and supervisors to insure success. This role oversees a program delivering $150M+ in operating expense repairs, and $25M in capital repairs annually to over 16,000 stores.

  • Manages system of people, vendors and technology to increase store uptime by timely response to repair and maintenance requests.
  • Responsible for managing the day to day operations of the FMC Supervisors and FMC Team, a team of 10 or more associates. Provide day-to-guidance and supervision, develops training and procedures, and assigns schedules to insure adequate resourcing to business priorities.
  • Ensures excellent customer service to stores. This includes reviewing the work order management system, email, call system to verify that store issues are handled in a timely manner and monitoring performance of vendors and team members for compliance to policy and procedures.
  • Focuses on managing repair costs to budget constraints. Includes bidding and negotiating work according to contract provisions, reviewing leases for repair responsibilities, exercising judgment and making effective decisions on major expenditures.
  • Responsible for ensuring vendor compliance with contractual obligations, including vendor management via contractual service-level agreements (SLAs) and key performance indicators (KPIs)
  • Works cross-functionally with Store Operations, Finance/Accounting, Asset Protection, Risk Management, Store Design and Construction, IT, Legal, Procurement, Real Estate, and Portfolio Management to develop solutions to facility-related maintenance and repair problems.
  • Executes preventative and reactive response to natural disasters and storm management, functioning as the first point-of-contact for resolution and communication.
  • Pursues continuous process improvement to increase the efficiency and effectiveness of the Facilities repair & maintenance operation for internal and external stakeholders, including review of system efficiency and effectiveness, organizational structure, work order flows, functional processes, policies and procedures.
  • Develops policies and procedures for the efficient and effecting running of the Repairs sections of the Property Management Department, including training and distribution of workload and investigating new technologies to improve the department.
  • Ensures the terms of the leases are administered accurately with respect to repairs and refers Landlord compliance issues to portfolio or Landlord team as required.
  • Other duties as required.

  • Must possess Bachelor\xe2\x80\x99s Degree from an accredit College or University or commensurate experience in the field of facilities and real estate property management \xe2\x80\x93 usually 10 or more years with a minimum of five.
  • Excellent communication skills.
  • Strong negotiation experience.
  • Strong organization skills.
  • A minimum of 3 years experience in managing people
  • Proficient in Excel
