Job Description


Wesbury, a Continuing Care Retirement Community, is seeking a strong leader to oversee an exciting project \xe2\x80\x93 the completion of phases 2 and 3 of our Vernon Square Senior Living Apartments in Meadville. Manage the construction of a multi-unit building to include apartments and common areas while being part of a dynamic team and offering leadership oversite to other on-campus facilities department managers. JOB SUMMARY: The Director of Facility Operations / Project Manager will function as a member of the Wesbury Senior Management Leadership Team with a primary focus to manage major construction and renovation projects. Additionally, after the completion of the Vernon Square Senior Living project, this position will also be responsible to oversee facility departments which include Maintenance, Grounds, Security & Transportation, and

Requirements and Qualifications:

  • 10 years or more experience in Building Construction Management including the oversight of all legal requirements such as review of architectural drawings and awareness of current building code.
  • Experience with Multi-departmental leadership and staff management
  • Effective communication skills, conflict resolution, critical thinking, and problem-solving.
  • Basic office skills and strong Computer skills using Microsoft Office.
  • Ability to create, analyze and interpret departmental and other relevant statistics and reports.
  • Effectively manage and build professional relationships with direct reports, assigned department staff, other facility departments and associates; Subcontractors, vendors, consultants, and regulators to provide the best outcomes for Wesbury projects.
Essential Duties and Responsibilities

Construction Project Management * Coordinates and is responsible along with Construction Superintendent for all Construction Activities for a project, including project planning, efficient techniques, design, site management, quality control, regulatory compliance, management of project budget, and other related matters.
  • Serves as liaison between Organization, Architect, Government Entities, Utility Companies, and other agencies as determined by the project. Obtains licenses and permits to meet construction schedules.
  • Coordinate and manage contractors, vendors, suppliers, and construction staff.
  • Coordinate material purchases and subcontractor timing with construction superintendent.
  • Responsible for obtaining approval of all drawings together with proper distribution, filing, and recording of this function.
  • Receive and approve all project paperwork.
  • Perform site inspections at the project locations and participate in preliminary and final punch lists as required. Review and authorize change orders on externally managed projects.
  • Responsible for proper corrections and maintenance of \xe2\x80\x9cas built\xe2\x80\x9d drawings and surveys on internally managed projects and review and acceptance on externally managed projects.
  • Prepare, distribute, and update long-term construction schedules and monitor progress of short-term schedules for Internally/externally managed projects.
  • Approve and job code all invoices for payment.
  • Monthly check of actual job costs against project budget.
Facilities Management
  • Administrative liaison between Senior Management/Leadership Team, assigned department managers, other facility departments, or organizational affiliates.
  • Act in a coordinative manner between assigned departments and
  • Assist assigned managers/leads in departmental planning, budget preparation, quality measures, and functional implementation.
  • Manages the preventative maintenance and repair of skilled trades, e.g., HVAC, plumbing, electrical.
  • Manages the hiring, training, and supervision of staff.
  • Create, Analyze, and interpret departmental and other relevant statistics and reports.
  • Maintain and continually develop industry-specific knowledge regarding assigned departments and project management.
  • Actively participates in the organization\xe2\x80\x99s strategic planning process.
  • Responsible for ensuring compliance with all Federal, State, and local laws, regulations and codes, and accreditation standards.
  • Satisfies all Human Resource requirements related to staff supervision, as applicable to senior management.
  • Completes, or assists in completion of, various projects as assigned by the CEO.
Other:
  • The Director of Facility Operations / Project Manager Reports to the CEO.
  • Must have the ability to work independently including good customer service, working well with others, problem-solving, good time management skills, and professionalism.
  • Perform the physical requirements of the position which include standing, walking, bending, squatting, stooping, kneeling, lifting, and crouching.
  • Protect resident confidentiality by not sharing information.
