Reports to: Director, Property Operations

FLSA Status: Exempt

SUMMARY:

The Business Manager is responsible for providing overall financial function support for a designed multifamily portfolio. This encompasses weekly reporting, execution of financial operations, processing accounting transactions, managing the rent collection process, delinquency, eviction process, other accounting responsibilities and supplementary tasks to support the operations of the portfolio. This role requires a keen eye for detail and a process-oriented mindset to ensure accuracy in reporting and the administration of financial operations for a portfolio.

ESSENTIAL DUTIES AND RESPONSIBILITIES: Core duties and responsibilities include the following. Other duties may be assigned.

  • Completes the daily transactions and tasks related to the financial operation of the portfolio by collecting and posting rent, fees, and other payments, preparing daily bank deposits, and processing invoices and payables.
  • Operates the property management software and completes transactions correctly.
  • Reviews resident files and accounting records to determine unpaid and/or late fees owed, communicates with residents regarding outstanding balances, implements procedures for collecting on delinquencies, and enforces the lease to maximize revenue.
  • Accurately completes monthly pre-close and close out process and makes necessary corrections.
  • Manages accounts payable for portfolio, submits all approved invoices in accordance with established Company processes.
  • Follows the Company\'s established procedures related to evictions by following proper notice requirements, evicting residents, and representing the community as required in court hearings and eviction proceedings. Understanding of local city, county, state requirements.
  • Responsible for maintaining organized, accurate, and up to date records.
  • Processes resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, and processing the disposition in accordance with established procedures and legal requirements.
  • Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address issues.
  • Follows Standard Operating Procedures related to the business functions of the position.
  • All other duties as assigned.
Requirements:

SUPERVISORY RESPONSIBILITIES:

This position does not have direct supervisory oversight; however, is in a management position that participates in supervisory responsibilities and should do so in accordance with the company\'s policies and applicable laws. Responsibilities may include but are not limited to planning, assigning, and directing work, addressing complaints, and resolving problems.

Language Ability:

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to author routine reports and correspondence. Math Ability:

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra.

Reasoning Ability:

Ability to apply common sense understanding to conduct instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills:

To perform this job successfully, an individual must have knowledge of Microsoft Word/Excel/Outlook, Yardi or similar software, and internet software.

Education/Experience:

Associates or Bachelor\'s degree (B. A. / B. S.) from four-year college or university preferred; and/or 2-3 years of Property Management or Accounting experience or an equivalent combination of education and experience.
