Job Description


Overview:
Reporting directly to the RVP of Commercial Real Estate, the CRE Portfolio Officer will actively work with assigned Commercial Real Estate Lenders to manage and monitor their Commercial Real Estate portfolio performance, ensure timely reporting and ongoing monitoring as required. The role will include all facets of CRE portfolio administration. A critical success factor is the direct involvement with monitoring pre and post-closing conditions for all CRE Lending including: construction, value add and stabilized properties to ensure proper compliance with the terms and conditions of each loan. This individual will partner with the CRE lenders and Credit Administration as a key lending resource in vetting, structuring and when needed, presenting loan transactions for approval and/or modification. Additional duties will include involvement in updating and/or developing lending policies and procedures as requested; maintain credit policy and risk rating system compliance. Responsibilities:
Commercial Real Estate Portfolio Management


Facilitate credit/financial reviews with appropriate focus on building comprehensive analysis and narratives utilized in loan presentations, participation offerings and credit commentary related to construction, value add, acquisition or recap financings. Serves as liaison with Credit Manager and assigned CRE RM\xe2\x80\x99s to insure a balanced, independent point of view. Assist in the timely completion of credit analysis, and making recommendations on credit opportunities in a committee forum. (25%)


Assist CRE Lenders in origination activities as directed and/or needed. Participates in the loan approval process including presentations to the Credit Committee and/or the Board of Directors as requested by the CRE lenders or the EVP of Commercial Lending. When needed, communicate and/or meet with customers, centers of influence, and participant banks to request information necessary to complete annual/interim reviews. Serves as a key resource working with Loan Officers in vetting prospective deals and approving credit within policy limits. (20%)
Corresponding with attorney, customer and commercial documentation for loan closing including reviewing loan documents.
Working with participant banks for loan closings and ongoing monitoring
Continually monitor and assess status of CRE loan portfolios through periodic scheduled reviews and participates
in the validation of individual risk ratings. When needed, works with CRE lending officers to identify problem loans and potential problems. Serves as a critical resource to lenders and regional leaders in developing and executing annual reviews and when necessary exit and/or workout strategies. (20%)


Together with Credit Administration leadership, assess and recommend use of vendors related to loan due diligence activities including but not limited to appraisers, environmental reviews, property condition inspections, construction inspections. (5%)
Working periodically with CRE Credit Officer and the Commercial Lending team and leadership, the CRE Portfolio officer will help identify and participate in periodic analysis of commercial loan portfolio credit concentrations to assess credit and portfolio risk, improve the bank\xe2\x80\x99s underwriting of credits, and monitoring of industry and/or property asset trends which affect the existing and future portfolio. (20%)


Build Market Knowledge as directed: (10%)
Maintain a strong, visible market presence to promote HarborOne\xe2\x80\x99s Commercial Business and the entire bank\xe2\x80\x99s capabilities; develop contacts and resources including CRE Developers, Brokers and Correspondents
Cross sell HO solutions for Residential Mortgages, Retail, Consumer/Indirect Auto

Education and Qualifications:

The qualified candidate will have at least 5 years of direct underwriting and portfolio management experience. Knowledge of SBA and other similar government guarantee programs preferred. A Bachelor\xe2\x80\x99s degree from a four year College or University is preferred.


Language Skills

Ability to read and interpret documents such as loan documentation, operating and maintenance instructions, procedure manuals and safety applications. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.


Mathematical Skills

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.


Reasoning Ability

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
