Western Enterprises, Inc., a 50+ year old company, specializing in commercial property management and brokerage is currently hiring an assistant property manager. Western currently manages an extensive portfolio of commercial assets for a variety of owners. We are a growing firm that manages several projects for over 40 years and continues to obtain extra management projects yearly. Over 500 businesses lease from us in buildings that range from multi-tenant warehouse, office, retail, medical and flex space in Anchorage, Palmer and Wasilla. Asset classification ranges from Class A, Class B, Medical and Flex buildings. Job Responsibilities include but are not limited to: \xc2\xb7 Enforcing rules of lease (i.e. non-approved outside parking and storage, etc.) \xc2\xb7 Inspect vacant units as well as interior common areas and exterior for wear and tear and other maintenance needs. Organize repairs and preparation for replacement tenants. \xc2\xb7 Planning and obtaining bids for renovations and capital improvements and working with company maintenance and construction departments to effect repairs and tenant improvements \xc2\xb7 Contracting with and monitoring performance of HVAC, Landscape, Snow Removal, Janitorial contractors and other vendors \xc2\xb7 Reviewing and approving invoices \xc2\xb7 Collection calls and associated efforts \xc2\xb7 Assist in preparing monthly and quarterly written reports to owners \xc2\xb7 Modest input and dissemination of accounting data for a better understanding of the methods and performance of the property \xc2\xb7 Tenant relations and lease administration, investigating and resolving tenant concerns and complaints \xc2\xb7 Working with other Property Managers on problem resolution, surveying local market rents and assisting in calculating pass-throughs and cost savings efforts to maximize returns for owner-clients. \xc2\xb7 Assist in marketing efforts and scheduling of showings, creating and maintaining social media presence and content \xc2\xb7 Addressing emergencies as they arise, some of which may be after hours with overtime pay This is a fast-paced environment - successful applicants will find days full of a large variety of situations and problem resolutions. Problem solving skills, listening and communication skills are key to both your success, the success of the company, and the various projects you represent. Applicants must be adept at learning new software, using MS Office Suite, and communicating professionally via email. They must also have good multitasking and time management skills and have a high level of organization and attention to detail. Hired staff will work with Property Managers, Brokers, Accounting and Maintenance to obtain the best results and maximize property owners\xe2\x80\x99 return on investment. Hours are generally 8-4:30 M-F (with possible flex plans available after the probationary period). Some overtime may be required in the event of an emergency. Qualifications: \xc2\xb7 Property Management Experience (1+ years required) \xc2\xb7 College degree preferred \xe2\x80\x93 major in property management would be a major plus \xc2\xb7 Maintenance/construction experience is a plus \xc2\xb7 Reliable transportation required \xc2\xb7 5+ years of retail/customer service required \xc2\xb7 Real Estate License preferred Pay: \xc2\xb7 DOE but starting at $25/hour. \xc2\xb7 Quarterly property performance bonuses \xc2\xb7 Yearend bonus \xc2\xb7 Eventual commission structure on leases Job Type: Full-time Pay: From $25.00 per hour Benefits:
