Job Summary

As an Assistant Property Manager at our property, Savannah Trace Townhomes & Apartments, located in Kalamazoo, MI, you will have the opportunity to work closely with the Property Manager in overseeing the daily site operations and positively impacting our community and residents. The Assistant Property Manager is responsible for sales presentations, tours, marketing, and other activities geared toward generating traffic and leasing apartment homes. This position works frequently to renew leases, resolve problems, and ensure customer satisfaction\xe2\x80\x94all while upholding the Eenhoorn\xe2\x80\x99s core values.

What You Will Be Doing

  • Responsible for compliance with all local, state and federal agency regulations
  • Preparing purchase orders as needed
  • Approve, code and submit all invoices to the Support Center Office in Grand Rapids, Michigan for payment
  • Enter and update information in computer system
  • Execute and negotiate leases and lease renewals
  • Follow up on emergency calls and after-hour maintenance
  • Provide work order to maintenance technician and ensure that work is carried out efficiently and correctly
  • Develop sales & marketing campaigns to attract new residents.
  • Implement resident events, resident retention programs and conduct new resident orientations
  • Maintain resident files
  • Develop good resident and community relationship
  • Assist with rent collections and bookkeeping
  • Inspect models and leasing office daily to ensure that each is spotless and representative of company standards
  • Submittal of description of location, condition and rental status to the Area Property Manager
  • Handle resident concerns in the absence of the Property Manager
What is Preferred for Success
  • Must be familiar with federal, state, and local fair housing and landlord/tenant laws
  • Possess strong bookkeeping and organizational skills
  • Strong customer service and communication skills
  • Excellent interpersonal, motivational, writing, management, and leadership skills
  • Ability to assimilate information, analyze financial data, prepare budget reports and administration
  • Professional demeanor, with strong integrity
  • Show a strong sense of urgency
  • Working knowledge of Word, Excel, and Outlook
  • Ability to work in a fast-paced office environment
  • Strong work ethic and attention to detail
