Job Description


The Sr. Director of Real Estate and Facilities is a senior-level position responsible for overseeing successful on time and on budget opening/integration management of new sites across the company. This position is also responsible for maintaining the real estate portfolio and facilities management for the company.

This role involves project/portfolio management, integration management, strategic planning, financial management, operational oversight, and team leadership to ensure the effective open, utilization, maintenance, and enhancement of all sites (new and existing) leased by the company. This leader will facilitate the successful execution of all new sites of service through de novo, acquisition, integration, or conversions of existing locations to hospital partners. This role will also be responsible for the overall portfolio management, roll up dashboard and communication aspects of those site executions; ensuring all cross functional teams are aligned and aware of any risks from budgeted open dates.

The Senior Director will also have direct responsibility and oversight of the construction, facilities maintenance, and equipment & supply procurement teams. They will oversee all construction projects for the company\'s such as de novo clinics, relocations, and renovations.

The Senior Director of Site Execution and Facilities will lead a team of professionals to optimize the organization\'s real estate assets and provide a safe, comfortable, and productive work environment for employees.

ESSENTIAL FUNCTIONS

Growth PMO Functions:

  • Facilitate and lead internal Integration Management Office (IMO); informing broad company leadership of site project status, risks or general updates on pipeline
  • Maintain a tool that allows for leadership visibility into in flight and upcoming site projects with associated status and any pertinent detail
  • Communicate with Bus Dev/Growth team on pipeline status and opportunities nearing handoff to IMO and development of \xe2\x80\x9cintake\xe2\x80\x9d process
  • Develop process flow to bring functional leader awareness to upcoming projects and resource demands
  • Facilitate knowledge transfer from bus dev/sales to IMO
  • Manage a team of project managers assigned to new site projects
  • Develop and maintain standard project templates within the company project management software (ASANA) by type of site growth
  • Foster process improvement/process documentation for execution and integration of new sites across administrative departments
  • Maintain the company Integration and Acquisition Playbooks, keeping them up to date with the most recent processes
  • Attend Integration Leadership Team weekly pulse call
  • Special projects contributing to practice growth as initiated by Chief Growth Officer
Real Estate and Facilities Functions:
  • Construction Project Planning - oversee the development and implementation of project plans, including scope, budget, schedule, and resource allocation. Identify project goals, objectives, and deliverables. Conduct feasibility studies and risk assessments.
  • Establish project budgets and monitor expenses throughout the project lifecycle. Implement cost-control measures and identify opportunities for cost savings. Review and approve project expenditures.
  • Identify areas for process improvement and implement best practices to enhance project delivery efficiency and effectiveness. Foster a culture of innovation and continuous learning within the construction team.
  • Manage relationships with external vendors, contractors, and service providers for facility maintenance, construction, exterior signage, and supplies and equipment procurement.
  • Oversee the negotiation and execution of lease agreements, ensuring favorable terms and conditions while considering market conditions, hospital partnerships, and organizational objectives.
  • Responsible for lease administration processes, including lease renewals, amendments, and terminations. Ensure accurate lease documentation and compliance with lease terms and legal requirements.
  • Stay updated with industry trends, best practices, and changes in real estate laws and regulations to effectively guide leasing strategies and maintain a competitive edge.
  • Management of 3rd party real estate and integrated facilities management partner; onboarding new partner as needed.
  • Cross-departmental collaboration with other teams in construction process to include but not limited to IT, project management, business development/growth functions, legal and finance/accounting.
REQUIRED SKILLS AND ABILITIES
  • Strong portfolio/project management experience
  • Ability to manage multiple stakeholders across various departments and varying levels of leadership
  • Experience in M&A integrations and change management
  • Proven experience in real estate management, facilities management, or related roles, with a minimum of 7-10 years of progressively responsible experience.
  • Strong knowledge of real estate market trends, lease negotiations, and property management practices.
  • Familiarity with facility management systems, processes, and regulatory requirements.
  • Excellent leadership and team management skills, with the ability to inspire and motivate a diverse group of professionals.
  • Strong financial acumen, including budgeting, forecasting, and cost management.
  • Exceptional communication and negotiation skills, with the ability to interact effectively with internal and external stakeholders.
  • Detail-oriented with strong analytical and problem-solving abilities.
  • Ability to work in a fast-paced, dynamic environment and manage multiple priorities.
REQUIRED CREDENTIALS
  • Bachelor\'s degree in business administration, real estate, facilities management, or a related field (advanced degree preferred).
  • Professional certifications in real estate, facilities management, construction management, project management, or related fields are desirable.
