Job Description


Beacon Development Group (a HumanGood Company) is hiring a Senior Housing Developer (HDIII). This person works as part of a team to develop multiple affordable housing and community development projects. The HDIII works with minimal supervision in the development of new project proposals, feasibility, pre-development review, construction management, and public / private financing for new and rehabilitated housing for low-income households. The HDIII is responsible for leading all aspects of project development from planning to closeout and providing oversight to Housing Developer I and Housing Developer II positions in support of development activities. The scope of this position\xe2\x80\x99s responsibility includes the following: assessing community needs, identifying and acquiring appropriate sites, formulating feasible housing proposals, creating development budgets and project schedules, assisting in community engagement, preparing funding applications, and coordinating internal and external members of the project development teams.

ESSENTIAL JOB FUNCTIONS

Feasibility Analysis

  • Underwrite and analyze project financing including construction loans, permanent debt, tax-exempt bonds, and Low Income Housing Tax Credits;
  • Create and manipulate financial models to determine impacts of cost assumptions and potential funding approaches;
  • Quickly and efficiently update financial models with new information and provide results to leadership, team members and clients.
Funding Sources
  • Lead application process for various funding sources including LIHTC, tax-exempt bond debt, HUD programs, local subsidy, and conventional bank loans;
  • Maintain open and positive relationships with public funders, investors and financial institutions;
  • Manage closing process for all funding sources.
Project Management
  • Oversee project schedule and budget throughout entire project lifecycle;
  • Maintain positive working relationships with client/owner and all external team members;
  • Collaborate with Beacon Construction Managers on design and construction process;
  • Oversee monthly financial draws, cost certification process, and project close-out.
External and Internal Development
  • Initiate new project proposals with current and potential clients;
  • Independently manage and maintain positive relationships with external partners, consultants, and clients;
  • Represent Beacon at industry events and on external committees and boards.
MINIMUM REQUIREMENTS
  • BA degree in finance, public administration, business, or related field; demonstrated successful experience (4 years) in multi-family affordable housing development may be substituted;
  • 4+ years experience in affordable housing;
  • Experience working with various types of public and private financing (e.g. bank loans, bridge loans, Tax Credits, etc.);
  • Leadership, communication skills, commitment to mission, and experience working in diverse groups.
SALARY AND BENEFITS

Salary range: $95,000-$140,000

Location: Employee will be based in our Seattle office; some travel required; hybrid work environment expected
