We are seeking an energetic and detail-oriented Recertification Specialist to join our team dedicated to managing Multifamily Tax Exemptions (MFTE) and Seattle Affordable Housing Programs. In this vital role, you will ensure ongoing compliance with housing regulations by conducting thorough recertifications for residents, verifying eligibility, and maintaining accurate records. Your proactive approach will help sustain affordable housing initiatives, support residents through complex processes, and uphold program integrity. Responsibilities
Conduct comprehensive recertification interviews with residents to verify income, household composition, and eligibility according to program guidelines such as LIHTC (Low-Income Housing Tax Credit), Section 8, and local affordable housing regulations
Review and analyze financial documentation, including pay stubs, tax returns, and benefit statements to ensure accurate income reporting
Utilize property management software such as Yardi and OneSite to update resident files, track recertification deadlines, and generate reports
Collaborate with landlords and property managers to negotiate documentation requirements or resolve discrepancies in resident information
Provide exceptional customer service by guiding residents through the recertification process with clarity and empathy, addressing questions related to Fair Housing regulations and landlord-tenant law
Manage crisis situations or conflicts using crisis intervention techniques and motivational interviewing strategies to de-escalate tensions and support resident stability
Maintain compliance with all applicable federal, state, and local regulations related to affordable housing programs while ensuring confidentiality and data security
Experience
Proven experience in property management or social work within affordable housing settings, with familiarity in LIHTC, Section 8, or similar programs preferred
Strong knowledge of landlord-tenant law, Fair Housing regulations, and Section 8 policies
Demonstrated ability to negotiate effectively with residents or stakeholders while maintaining program integrity
Experience handling crisis situations with professionalism using crisis management techniques and addiction counseling principles when necessary
Proficiency in property management software such as Yardi or OneSite is highly desirable
Excellent communication skills with the ability to conduct sensitive interviews using motivational interviewing techniques
Background in social work or related fields that involve crisis intervention or social services support is a plus
