Real Estate Sr. Advisor Strategist Remote

Job Description


Under the direction of the Strategy and Transactions Leads for Global Workplace, the Global Workplace Senior Advisor will have accountability for the execution of Cigna\'s space and occupancy strategies for their leased and owned office and clinic real estate portfolio. Primary responsibilities will focus on:

  • Portfolio management and optimization strategies
  • Strong stakeholder and vendor relationships
  • Transaction and critical date management
  • Occupancy planning and forecasting
  • Exceptional communication and execution skills
Specifically, the Senior Advisor is responsible for:
  • Work directly with the Transaction, Project Management, and Strategy teams to service the various business units within Cigna to develop tactical and strategic real estate plans that marry their business needs and corporate objectives
  • Develop and define occupancy needs, create programs, migration strategies, and project justifications based on business and market conditions
  • Review transaction documentation, identify critical terms, and provide negotiation direction
  • Review and provide transaction strategy recommendations, and management of 3rd party brokerage providers on negotiation strategies
  • Build, partner, and maintain relationships with line of business stakeholders during, and outside of, project lifecycles
  • Learn your internal customer. Assist business stakeholders to track headcount and discrepancies, and keep data up-to-date with capacity, vacancy, and forecasting thereof
  • Validate program data, including anticipated project schedule milestones, and provide reporting on the implementation of projects while in progress and upon completion

Key Qualifications:
  • Bachelor\xe2\x80\x99s degree preferred
  • 5 plus years of prior transaction management experience with engagement in space and/or occupancy management, facility management or project management experience
  • Know and understand typical transaction processes (new, renewal, disposition, relocation, etc.)
  • Proven experience in a client relationship management role
  • Excellent communication & presentation skills (both written and verbal)
  • Demonstrated critical thinking and problem solving skills
  • Ability to influence multiple stakeholders in an efficient, timely, reliable and professional manner while working in a fast-paced environment
  • Can translate complex facts and data into high-level, concise material for executive-level review and decision making
  • A Team Player
  • Strong attention to detail; Excellent analytical and data analysis skills
  • Must be a self-starter who is comfortable working independently and handling high-profile client and vendor relationships
  • Ability to comprehend, analyze and interpret complex documents, including identification of critical lease dates and terminology
  • Ability to collaborate, problem solve, multi-task and adapt to change as necessary
  • Ability to quickly identify, prioritize, and respond to sensitive and timely issues
  • Familiar with space and system furniture designs while demonstrating knowledge and adherence to building regulations and health and safety guidelines
  • Experience with Excel, Powerpoint, and the Microsoft suite of applications
If you will be working at home occasionally or permanently, the internet connection must be obtained through a cable broadband or fiber optic internet service provider with speeds of at least 10Mbps download/5Mbps upload.

For this position, we anticipate offering an annual salary of 108,800 - 181,300 USD / yearly, depending on relevant factors, including experience and geographic location.

This role is also anticipated to be eligible to participate in an annual bonus plan.
