Real Estate Specialist - Land Sales Description This position is responsible for implementing the strategy of land leasing and divestment revenue activities performed on behalf of Alabama Power Company and Alabama Property Company. It requires technical expertise, attention to detail, and effective interpersonal skills to successfully conduct negotiations that involve complex situations and high customer expectations. This position will coordinate with land development efforts, evaluate land sales and leasing opportunities, draft legal documents, including leases, amendments, purchase sale agreements, closing documents, and deeds, as well as coordinate the closing of Company land conveyances. This position will also be responsible for maintaining ongoing constructive relationships with lessees, public officials, contractors, and internal and external stakeholders. It is also responsible for conflict resolution and the resourceful brokering of amicable arrangements among multiple parties while earning the trust, commendation, and good will of Corporate Real Estate customers for the Company and its stakeholders. JOB RESPONSIBILITIES

  • Effectively execute land sales and leasing strategy consistent with Company goals, procedures, guidelines, and objectives, including evaluating and timing market conditions

  • Effectively evaluate and coordinate all land sales and revenue producing leasing opportunities, while ensuring that appropriate stakeholders are contacted, informed, and approvals obtained prior to executing any land divestments or leasing agreements

  • Prepare various legal documents associated with land conveyances/rights (e.g., purchase and sale agreements, warranty deeds, quitclaim deeds, easements, land swaps, right of entries, closing documents, leases, amendments etc.)

  • Ensure reservation of rights necessary as same relate to Company fee owned properties

  • Effectively negotiate and complete the sale or lease of Company fee owned property

  • Ensure appropriate and timely documentation is collected and maintained to support land conveyances

  • Competent in the use of the Company\xe2\x80\x99s Real Estate Management System (RMS) and Geographical Information System (GIS)

  • Review and escalation of lease/license revenue agreements in both RMS and CSS software for a variety of uses, including cell tower licenses, fiber shelter licenses, commercial leases, marina leases, recreational leases, hunting licenses, and lake lot leases
Candidates with the following preferred qualifications are encouraged to apply: Education

  • BS or BA degree highly desired

  • MS, MBA, JD, Professional Engineer (PE) or related credentials are a plus
Experience
  • Prior experience in the acquisition or sale of fee property is a plus
Knowledge, Skills and Abilities

  • Must have excellent interpersonal and organizational skills

  • Self-starter with ability to exercise independent judgment, discretion, and creativity

  • Demonstrated excellent verbal and written skills coupled with the ability to manage communications amongst multiple stakeholders

  • Ability to manage multiple projects, prioritize appropriately, maximize efficiencies, and produce timely results while maintaining a high attention to detail

  • Ability to think strategically, be innovative, and implement tactically, while making timely decisions

  • Must have strong customer service and negotiation skills with an adherence to legal and ethical standards

  • Knowledge of utility accounting principles and budgeting guidelines is a plus

  • Understanding of Company land classifications and implications of same as they relate to land conveyances preferred

  • Understanding of deed restrictions, reservations of rights, and other mechanisms necessary to protect Company real estate rights preferred

  • Construction management and contract administration is a plus
