Job Description


The PX is the Project team leader responsible for planning, execution, delivery, close out and the overall success of multiple projects. The PX is responsible for coordinating and managing the construction process from start through close-out with each respective Project Manager. The PX works with the Development and Asset Management teams to assist design efforts and ensure quality and delivery aligns with overall expectations. The PX reports to the Vice President of Construction. The following is a general outline of the responsibilities of the Project Executive RESPONSIBILITIES PRE-CONSTRUCTION

  • Assist and validate design through active participation in design meetings and predevelopment meetings with municipalities
  • Assist Product Manager in developing specifications and finish schedules
  • Assist with the coordination of programmatic third-party inspections, temporary and permanent utilities.
  • Coordinate construction site logistics plan and create the Project Master Schedule
  • Assist in the development of budgets, contract exhibits and prequalification of subcontractors.
  • Prepare cost estimates and project schedules for review and approval
  • Validate cost estimates during design through active bid procurement.
  • Develop contract documents and prequalify subs and vendors.
  • Engage the local municipalities to determine requirements for permitting, occupancy, frame start, final CO, etc.
CONTRACTING AND BUYOUT
  • Develop detailed scopes of work by trade, solicit bids from qualified subcontractors, provide detailed cost comparison of bidders, negotiate subcontract prices and terms, award subcontracts and coordinate detailed schedule of values in line with cost coding procedures
  • Assist Project Manager in soliciting bids from at least 3 qualified vendors and subcontractors
  • Review detailed scopes of work by trade to include as exhibits in contract documents.
  • Review detailed Schedules of Value to facilitate payment for subcontractors and vendors.
  • Review schedule exhibits by duration for all subcontractors.
  • Qualify all bids for work including contract terms and insurance.
  • Review bid forms to analyze \xe2\x80\x9capples-for-apples\xe2\x80\x9d all trade bids and submit to VP for approval.
  • Prepare master list of documents for use as exhibit in contract documents.
COST CONTROL
  • Review and update Job Cost Reports monthly with Project Manager. Ensure accurate projections are completed by the project team each month
  • Manage materials using Wood Partners best practices.
  • Review subcontractor change order requests and verify work or material is not included within the subcontractor\xe2\x80\x99s original scope of work.
  • Manage field generated requests and approve prior to commencement of extra work.
  • Approve field requests for materials or equipment.
  • Thoroughly review all monthly payment requests to ensure work is complete and satisfactory prior to approval of monthly draw approval or invoice payment.
  • Ensure that materials are being utilized where and how intended
WORKFLOW AND SCHEDULING
  • Monitor schedule daily and assist superintendent in providing weekly written updates
  • Review daily reports from superintendent
  • Attend bi-weekly subcontractor meetings to coordinate subs and suppliers to achieve project objectives
  • Ensure all materials are procured well in advance of the time needed
QUALITY CONTROL AND CODE COMPLIANCE
  • Monitor all materials test reports for compliance with standards and specifications
  • Schedule and monitor third-party inspectors for contractual and code compliance
  • Monitor permit and inspection notebook
  • Continually inspect and monitor all work to ensure it is performed in accordance with contracts, plans and specifications
  • Engage Property Management and Development for \xe2\x80\x9cset the standard\xe2\x80\x9d by walking with Construction for first unit turns
  • Engage design consultants for onsite inspections and punch lists
  • Manage Amenity inspection program with Design Team and Property Management
  • Engage Asset Management and onsite management to \xe2\x80\x9cset the standard\xe2\x80\x9d by walking with Construction for first unit turns.
FIELD MANAGEMENT
  • Visit site periodically and coordinate onsite activities with Superintendent
  • Provide all necessary support to on site Superintendent to ensure project is successful
  • Supervise field staff and evaluate their performance for the duration of the project
  • Assist Superintendent in material order deliveries
  • Manage subcontractor contract compliance
  • Assist with hiring and conduct performance reviews
  • Establish and maintain positive subcontractor/vendor relations
  • Ensure compliance with all requirements of each municipality in a timely manner so as not to delay certificates of occupancy and final completion
SAFETY
  • Implement comprehensive safety program which meets all OSHA requirements
  • Inspect, during site visits, work practices, tools, and equipment, fall protection, scaffolds, safety devices, etc.
  • Inspect safety violation log and ensure escalation procedures are being utilized for recurring violators
  • Review safety reports with safety consultants during site visits
  • Follow and implement company guidelines during OSHA visits
POST-CONSTRUCTION
  • Assist with procurement of all warranty documentation from subcontractors and material providers
  • Ensure as-built surveys and elevation certificates are completed
  • Ensure all retainage release prerequisites have been met prior to approval of final retainage release
  • Ensure close out book containing final project documentation is completed within 90 days of final completion
  • Obtain all necessary Certificates of Completion from third-party consultants
  • Work with property management representatives and subs/vendors to resolve all remaining items
