ESSENTIAL FUNCTIONS:
Presents findings of planning and zoning projects at public meetings and hearings
Analyzes land use, demographic and economic information researched from maps and published sources
Prepares maps, recommendations and comprehensive reports on alternative strategies, impact of land use changes, and multi-modal transportation projects
Investigates and inspects properties, site plans, and study areas to identify planning issues and to assess potential solutions
Serves as project manager for zoning and subdivision proposals in a multi-agency review process

Examples of Duties

UNDER ADMINISTRATIVE SUPERVISION
Conducts pre-application conferences with zoning applicants or their representative
Researches and compiles aerial photos, maps, and information concerning zoning cases, planning studies, and pedestrian, bicycle and transit issues
Conducts field investigations, photographs property, interviews neighbors, and determines current land use of property and surrounding areas
Identifies the impact of zoning and urban planning projects on the community.
Analyzes proposals for zoning changes, and subdivisions and conditional use permits for compliance with code regulations, Comprehensive Plan, neighborhood plans, historic district plans, and targeted study areas.
Reviews subdivision plats and verifies compliance with approved preliminary site plans
Requests the preparation of digital images, maps, statistical charts and graphic displays for presentation at public meetings and hearings
Prepares reports on community planning alternatives, studies and recommendations, area-wide re-zonings, zoning changes, variance requests, conditional use permits, site and subdivision plans, appeals, non-conforming uses, and other land use issues.
Presents findings of planning and zoning projects at public meetings and hearings
Provides technical assistance and instruction to the public, developers, engineers, and attorneys concerning planning processes and zoning regulations; and to community groups and schools on multi-modal transportation programs
Researches funding sources for multi-modal transportation projects, and prepares grant applications for planning and implementation
Performs related work
Manage multi-agency review process for proposals going before a Board or Commission
Assist with research and drafting of land development code regulatory ordinances

Minimum Requirements

Bachelor\'s degree
Architecture
Engineering
Geography (with emphasis in land use planning)
Historic Preservation
Landscape Architecture
Political Science
Regional Planning
Sociology
Urban Planning
Related field

WORK EXPERIENCE
One year of urban and regional planning; comprehensive or functional community planning, or multi-modal transportation community planning experience

EQUIVALENCY
An equivalent combination of education and experience may be substituted

OTHER MINIMUM REQUIREMENTS
REGULATORY DIVISION
Must possess and maintain a valid driver\'s license

PHYSICAL REQUIREMENTS AND WORKING CONDITIONS
Meets regular and punctual attendance standards and any special needs of the position as determined by management, including mandatory overtime and performing related work
