The Division of Real Estate Services, (DRES) supports state departments, agencies and institutions and their public missions by providing high quality real estate that is cost effective and functionally efficient, and to manage the Commonwealth\xe2\x80\x99s broad real estate portfolio, ensuring compliance with applicable laws, policies, procedures, guidelines and best practices.

DRES is currently hiring two Manager positions. DR003 which will manage Owned Real Property and DR019 which will manage Leased Real Property. Applicants with KSAs related to both Owned and Real property are encouraged to apply to both.

Our Owned Real Property Manager position will serve as a liaison with assigned client agencies, provide expert advice and assistance in acquisitions and conveyances of real estate and real estate interests, effectively communicate and coordinate acquisition and conveyance requirements with the Office of the Attorney General, understand and communicate with clients the requirements for appraisals, surveys, title searches and insurance, environmental reports and other diligence and feasibility documents, coordinate solicitation for and selection of property and facilities for which new leases and acquisitions are being sought. This position helps ensure that client agencies receive timely real estate services and are provided the facilities they need at the most economical cost. Minimum Qualifications

  • Experience in negotiating and managing acquisition and disposal of commercial real estate interests including fee interests and commercial leases.
  • Experience in analyzing commercial real estate transactions, including financials and transaction documents.
  • Experience in examining lease and license documents, title reports, surveys, property descriptions, appraisals, and environmental surveys and reports.
  • Experience in use of PCs with word processing, spreadsheet and real estate management software.
  • Experience In supervising staff, particularly in a team environment.
  • Ability to manage staff and foster a team environment.
  • Knowledge of real estate principles, practices and laws.
  • Solid analytical and organizational skills and ability to multi-task.
  • Ability to manage real estate transactions from start to finish, including overseeing scheduling and construction of tenant improvements.
  • Highly developed verbal and written communication skills.
  • Strong customer service skills.
  • Ability to perform complex financial analyses related to real estate transactions.
  • Understanding of architectural, MEP drawings, and construction methods and materials.
  • Strong negotiating skills and ability to effectively present ideas and concepts to co-workers, agencies, managers and vendors.
  • Knowledge of laws, policies and guidelines governing conduct of real estate transactions by departments, agencies, and institutions of the Commonwealth of Virginia.
  • Ability to act decisively and accurately in advising and assisting client agencies and in managing staff.
  • Skill in use of PC\'s and ability to utilize real estate management software to maintain record; assess needs, and analyze and report trends in conjunction with use of MS Office products.

Preferred Qualifications:
  • Bachelor degree in Real Estate or related field such as Business Administration, Public Administration, Economics, Urban Planning or Real Estate Law or equivalent combination of training in the conduct and analysis of real estate transactions, or equivalent education/work experience.
