The Maintenance Supervisor is responsible for the oversight, upkeep, and scheduling of all maintenance for their selected community(ies). The smooth running of upkeep or repair operations. Having a great eye for detail coupled with technical skills and knowledge of various crafts that include but are not limited to: carpentry, plumbing, electrical, drywall, HVAC, and appliance repair. The goal of a Maintenance Supervisor to is to ensure that their community(ies) are always in good and safe condition.
Position Responsibilities / Essential Functions:
Schedule: Monday-Friday, 8 AM to 5 PM with 1-hour lunch. 24 hrs./day 365 days/year shared On Call for emergencies.
. After Hours On-Call requiring on-site resolution is paid at 2-hour minimum.
. Participate in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention
Comply with all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws
Attend meetings and seminars as directed by Company
Schedule and complete all duties related to on-site maintenance requirements
Negotiate pricing with outside vendors and schedule as needed for repair and upkeep
Categorize, update, and close all electronic work orders in a timely manner.
. Maintain the grounds and appearance of the community for the Company, residents, and associates
Work closely with the Community Manager to keep the properties in best possible condition
Operate under the safety and operating standards as set forth by the Company
Can work flexible hours and take on-call duty when necessary
Maintain sufficient parts and supply inventories
Create and maintain a maintenance budget, in direct partnership with the Community Manager
Ensure the timely and correct completion of work request and turnover of apartment homes via electronic make-ready board
Inspect the property daily, and oversee units for quality control on make-readies as needed
Oversee the condition and maintenance programs of key asset systems, HVAC equipment, electrical equipment, and property vehicles
Administer capital and maintenance projects. Contract with outside vendors, prepare statement of work and obtain bids. Execute contract insurance with vendors. Monitor and ensure timely completion of projects
Evaluate the property for quality and maintenance requirements and recommend improvements as necessary
Keep associates, merchants, regional and corporate management informed
Complete other periodic requests in a timely and professional manner
Education / Experience Requirements:
High School Diploma or GED
Possess a minimum of 5 years general maintenance experience and at least 2-year multi-family, industrial or institutional service request experience
Must be able to perform all facets of apartment make-ready
Previous supervisory experience is required
Certified pool and spa operator
Certified and experienced in HVAC repair and replacement
Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances, pool and spa equipment and other systems on community (gates, phone jacks, irrigation systems, etc.)
Basic knowledge of computer and MS Office
Customer service skills
