We are in need of a Maintenance Manager for a manufactured housing community in Sea Tac WA.

General Description of Position:

The primary responsibility of the Facilities and Maintenance Manager at Bow Lake Estates is to maintain all physical aspects of the community to provide a safe, attractive, and enjoyable place for all residents t

General Responsibilities:
  • Oversee, manage, and direct all maintenance procedures and operations
  • Maintain all working and storage spaces in a clean and organized manner
  • Maintain all tools, equipment, machinery, and vehicles in good working order
  • Oversee all necessary repairs
  • Keep accurate and up to date records
  • Procure all necessary supplies, materials, and equipment
  • Train maintenance workers in processes and procedures
  • Assess current maintenance processes and procedures to maximize efficiency
  • Implement and practice safety measures to protect workers and prevent lost time accidents
  • Respond to requests from tenants as approved by management
  • Keep accurate records of purchases and turn receipts in to office
  • Recognize major issues and contact appropriate vendors when needed
Routine Tasks:

Daily:
  • Check chemicals in pool and/or hot tub and adjust as needed. Clean pool and spa as needed.
  • Clean pool area and spa room.
  • Clean and replenish coffee machine, cups, and lids.
  • Clubhouse walkthrough \xe2\x80\x93 check bathroom supplies, shower room, kitchen, exterior doors, lights, exercise room, take note of issues that need to be addressed
  • Lakeside Park walkthrough \xe2\x80\x93 check for trash, dog waste, cabana and gazebo, lights
  • Patrol park \xe2\x80\x93 morning & afternoon \xe2\x80\x93 check streetlights, gates, laundry building, take note of issues that need to be addressed
Monday:
  • Move shop dumpster out for pickup
  • Pick up resident\xe2\x80\x99s yard waste throughout the park
  • Put bingo equipment away as needed
  • Empty & replenish pet waste stations
  • Set trash & recycling bins from clubhouse & office out to be emptied on Tuesday
Tuesday:
  • Put trash & recycling bins away in clubhouse & office
  • Check all recycling dumpsters for unrecyclable items
Wednesday:
  • Move recycling dumpster at shop out to be emptied
Friday:
  • Set up & thoroughly test bingo equipment
Weekly:
  • Walk community \xe2\x80\x93 take note of issues that need to be addressed
  • Clean cabana and gazebo area at lakeside park
  • Weed and clean beds and landscaping at office, clubhouse, and lakeside park
  • Clean furniture and pool table in rec room of clubhouse
  • Clean & disinfect exercise equipment
  • Thoroughly clean pool area, (in season), and spa room
  • Backwash pool/spa filter, vacuum pool (in season) and hot tub, clean/brush pool/spa water line
  • Inspect main gates and pedestrian gates
Monthly:
  • Walk perimeter of community \xe2\x80\x93 check fencing, take note of issues that need to be addressed
  • Inspect sewer lift station and oil/water separator
  • Inspect storm catch basins and storm drain
  • Inspect and clean filters in dehumidification system
Regularly as needed:
  • Weed, mow, maintain vacant lots, park owned homes, and RV areas
  • Assist outside vendors with park projects and repairs as needed
  • Troubleshoot and repair water meters
  • Maintain landscaping at all park owned homes
