Need have HVAC Commercial Experience or Electrical License
Manage Employees
Direct supervision of Operational, M&E, Janitorial, and Asset Security teams including participation in recruiting, hiring, coaching, and termination of employees
Manage and train employees on a team basis to foster a cooperative work environment
Direct, oversee, supervise, and inspect work performed by teams
Oversee scheduling and timesheets
Organize, prioritize, schedule, and assign work assignments
Train new personnel on building equipment and processes
Relieve and back up teams as needed
Coordinate quarterly trainings
Conduct morning Operations meetings
Compliance
Participate in development, implementation, and maintenance of policies, procedures, and objectives to ensure proper compliance
Responsible for managing ticket system and asset tracking software, including creation of new work orders and processes
Ensure operating parameters through maintenance schedules and procedures
Coordinate department manual updates
Maintain procedures, policies, and information depots
Establish and maintain a safe work environment and uphold safety standards
Complete risk analysis and create scope of work related to preventative maintenance
Manage Contractors
Direct, oversee, supervise, and inspect work performed by contractors to ensure proper compliance
Obtain all necessary documentation including, Contractor Access Packet and Certificate of Insurance
Work with M&E on schedule
Review and approve invoices
Project Management
Develop, implement, and perform building projects as well as short and long range goals
Plan project build outs; develop and implement projects and programs to assist in accomplishment of established goals.
Ensure that work performed is accomplished with minimal disruption and adequate cleanup.
Estimate projects to include materials and labor hours, maintain records for work completed in a neat and organized manner. Define budgets, conduct pricing reviews, coordinate notifications to clients, teams, etc
Maintain paperwork audit trail.
Work with team members and clients to design and implement move ins and move outs.
General
Good understanding of the organization's goals and objectives.
Monitor inventories and coordinate orders as needed
Assists in maintaining supportive client-company relationships with key clients and staff; proactively addresses expectations and special needs of clients (within contract agreements).
Perform quality control inspections to ensure the following:
o Adherence to contract specifications, and SLA to clients
o Monitoring and recording of electrical, ventilation and air conditioning consumption to pursue and identify areas of concerns
o Industry standards for project build outs and planning
Strive to conserve energy and general resources in all areas while providing clients with specified electrical and cooling requirements.
Communicate to visitors, vendors, contractors, clients, and management daily
Assumes other responsibilities as assigned
Qualifications
Analytic solutions based thinker

Proficient in Microsoft office applications
Must have experience in customer service
Attention to detail
Above average verbal and written communications skills
Experience in data center preferred
Experience in project management preferred
