SUMMARY OF RESPONSIBILITIES

Reports directly to the Museum Director. Oversees the museum facilities with responsibility for the maintenance and coordination of facility repairs and adjustments working in tandem with external contractors to maintain facilities.

ESSENTIAL POSITION FUNCTIONS

FACILTIES

  • Keeps in direct contact with contracted maintenance and participates in maintenance.
  • Maintains appropriate records regarding building systems and equipment operation, maintenance, and repairs.
  • Maintains health and safety operations such as roping off exhibit or facility construction, care and maintenance of parking lots and outdoor walkways /de-icing. Exterior and interior lighting systems.
  • Daily oversight of maintenance schedule and upkeep of all emergencies, electrical, plumbing, and mechanical systems (security alarms, air handlers, pumps, generators, temperature/humidity controls HVAC systems etc. ) within the Museum Facility and grounds. Arrives early A.M. to service HVAC system drain boiler system daily, to insure both boilers for heating and humidity control for gallery areas are working properly adjust system as needed to maintain stable environment. Maintain HVAC computer system for above items. Power outages, reboot HVAC systems two air handler units and one chiller. Also reboot HVAC computer systems.
  • Plumbing and electrical, installing new faucets repair minor water leaks, repairs or replaces light fixture power outlets as needed, replace light bulbs as needed in all areas.
  • Maintains phone systems, relocate phone line and data ports as needed to accommodate office space and staff. Trouble shoots phone systems when not working properly and repair if possible.
  • Paints exterior of facility as needed to remove graffiti.
  • De-installation of exhibit walls and cleans up gallery areas while installation in progress. Assists with construction of walls, painting, and installation of audio video equipment used for exhibit purposes.
  • Maintains museum GSA vehicle preventive maintenance schedules (oil changes, tires, etc.).
  • Oversees coordination of special events such as set up for evening and weekend lectures, performances, workshops, demonstrations, or other duties for Museum programming outside vendors such as tent set ups, food vendors etc.
  • Replaces and installs new light fixtures and photocells on exterior of museum. Also replaces interior light fixtures as needed. Replace broken electrical outlets as needed. Replace exhaust fan in staff restroom and staff lounge.
  • Repairs and services janitorial vacuum cleaners and equipment to keep them in working order.
  • Disconnects and drains concession stand water heater and drain all exterior water faucets winterize all exterior water lines on loading dock with heat tape.
  • Repairs automated electrical gate replace belts and lubricate motor also change gate arm as needed.
  • Removes and replaces broken tile in museum areas.
  • Plants flowers and trees in Art Park and courtyard areas, upkeep of these areas by watering plants and weeding all areas.
  • Collaborates closely with vendors and contractors to manage the bid process for larger projects.
  • Assess vendor qualifications and select vendors for museum projects.
  • Ensures all Contractors/Vendors working on Museum projects do so in a timely manner from beginning to completion.
  • Ensures contractors stay within budget on all Museum projects.
  • Assists with drafting the RFP for architects, accept review and select the best architectural organization.
  • Works closely with Museum Director and IAIA Facility Director on RFP projects for the Museum.
  • Oversees the architects to redesign/repurpose the museum.
  • Oversees the installation of old windows, lighting, vigas and potentially other areas will be updated. Replaces broken windows as needed throughout the facility.
  • Installs and upkeeps watering systems for plants and flowers, installs timed watering devices, and replaces water hoses as needed.
OTHER
  • For de-installation removes walls and salvage lumber to use in future projects. Removes drywall and unusable materials to dumpster. Works with the cleanup crew as exhibits crew install new shows.
  • Installs all banners on exterior of museum.
  • Installs all public information in marquee signs in front of museum.
  • Ensures shop equipment is safe and up to date, replace or repair as needed.
  • Installs and upkeep of watering systems for plants and flowers, installs timed watering devices, and replaces water hoses as needed.
  • Repairs cracked sidewalk concrete using concrete material.
  • Plants flowers and trees as needed in Art Park and courtyards, weed and clean as necessary.
  • Works closely with museum preparator during installation, assists with moving artwork to storage areas, helps with unpacking crates and moving incoming artwork to gallery areas, assists in determining proper hardware and equipment to be used for overweight art to be attached to walls ceilings and floors, assists with removal of vinyl lettering and images in gallery walls and floors, continues cleanup and monitoring of gallery areas to ensure safe workspace while install in progress. Assists with painting walls and baseboards as needed.
  • Helps with loading and unloading crates of art from other museums. Assists with crates that must be stored at collections storage on Campus.
Requirements

REQUIRED EXPERIENCE AND EDUATION

Knowledge of the principles of supervision and security measures in a museum setting. High School diploma or equivalent is required. Knowledge of commercial building mechanical systems. A security check and background investigations is required, in addition to CPR/first aid course provided by employer.

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES

Supervisory responsibilities require excellent communication skills, concentration, verbal, and numerical comprehension. A valid driver\'s license and safe driving record are required. Ability to lift minimum 60 pounds. Ability to manage people and resources, possession of strong interpersonal and problem-solving skills.

WORKING CONDITIONS

Position may require weekend or holiday work to support the needs and requirements of the Museum\'s operations. Work both indoors and outdoors with continuous mobility. Potential hazard exists when dealing with trespassers, vandals, and unruly visitors. Ability to be always \xe2\x80\x9con call \xe2\x80\x9cfor emergencies. This position may require sitting, standing and/or walking and climbing stairs and ladders throughout the facility for extended periods of time on any workday. Occasional out-of-town travel for meetings and conferences.
