Serves as a Licensed HVAC Technician/Engineer and perform a variety of HVAC trade functions such as preventive maintenance, installation or repair commercial and industrial HVAC equipment. Must have experience working on package rooftop units, VAV, VVT, water source heat pumps, large built-up air handlers, condensers, exhaust fans, large chillers, cooling towers, low pressure steam and perform compressor change outs. Recommend future action to be taken to ensure complete and efficient operating systems. Perform a variety of general maintenance functions including efficient operation, maintenance, and repair of building systems. Building systems include HVAC, electrical, lighting, plumbing, carpentry, drywall, painting, masonry, flooring, and hardware.

Duties & Responsibilities:

  • Report building deficiencies immediately in writing (with pictures) to the BPA Manager and Project Manager. This includes unsafe and hazardous work and building conditions.
  • Respond to and complete assigned work orders and PMs and document in eMaint within required time (see Service Requests/Calls below).
  • Respond to all emergency HVAC calls. Evaluate situation and take proper corrective action.
  • When responding to all emergency calls such as power outage and failures, elevator entrapments, leaks, fire, etc. Evaluate situation and take proper corrective action. Follow up with reporting to BPA Manager and Project Manager.
  • Ensure safety practices are utilized by yourself, other technical onsite staff, and subcontractors.
  • Complete a daily log of activities each day and submit to the Project Manager and Admin.
  • Complete daily building operations tours and other checks are directed and submit daily such as:
  • Above Ground Storage Tanks, Underground Storage Tanks, Generator Check & Run, Fire Pump Check & Run, Fuel Levels, etc.
  • Complete assigned tours and checks and submit to DOL Service Center for the monthly deliverables.
  • Knowledge/use of the accepted practices, processes, materials, and tools of the facility maintenance trades.
  • Knowledge of the tools, materials, and test equipment used in the installation, maintenance, and repair of air conditioning/refrigeration HVAC control systems.
  • Install, maintain, and repair HVAC controls, including pneumatic, electric, and electronic controls.
  • Troubleshoots and repairs HVAC/BAS control problems, including dampers, coils, HVAC steam related controls, air handling equipment, and all types of valves.
  • The HVAC technician/Engineer shall be available to perform manufacturer\xe2\x80\x99s required preventive and repairs including emergency repairs on all facility locations HVAC equipment including Electric Only HVAC Systems and Gas Boiler and Electric HVAC Systems.
  • Adjusts and calibrates pneumatic/electronic devices to balance all HVAC systems.
  • Makes recommendations for repairs, services and/or installation of new Mechanical, Electrical and Plumping systems.
  • Troubleshoots and tests controls using test gauges, amp meters, hydro thermographs, and computers.
Education and Related Work Experience:
  • Completion of four years federally approved technical training program in the installation, repair, and maintenance of HVAC equipment and completion of a HVAC control training program applicable to type of system and one year of HVAC/Engineering control maintenance and repair experience
  • Possess at least five (5) years of recent (within the past seven [7] years) experience in the operation and maintenance of equipment and systems and in the HVAC or Engineer trade comparable in complexity to systems covered by this contract.
  • Must be able to independently determine appropriate work methods per applicable codes and craft techniques necessary to accomplish work assignments and be capable of performing a variety of HVAC/Engineer services.
  • Shall possess all certification and licenses required by State and local jurisdictions.
  • Shall be knowledgeable in sizing area for proper size BTU\xe2\x80\x99s for heating and cooling.
  • Shall be proficient in brazing and soldering techniques.
Licenses, Registrations or Certifications:
  • Hold and maintain required federal badging for building access.
  • Journeyman\xe2\x80\x99s HVAC License or DC 3rd Class Engineer License
  • Universal CFC
Physical Requirements & Working Conditions:
  • Must be able to work in a variety of workspaces to include crawl, kneel, sit, climb, push and pull for extended periods of time.
  • Frequent standing, bending, stooping and/or moving throughout are required.
  • Ability to move/walk throughout commercial buildings including stairs in utility areas
  • Ability to move, lift or carry heavy objects of 50 pounds or more to include ductwork, furnaces or materials.
  • Physical demand requirements are at levels of those for active work. Specific auditory acuity is required to detect inappropriate machinery sounds.
  • Must have the ability to smell gas leaks
  • Specific visual abilities required by this job include close vision, distance vision, peripheral vision and color vision as needed for visual inspections of installations.
  • Must be able to operate hand and power tools and climb a ladder.
  • Must be able to lift at least 50 lbs.
  • Subject to emergency on-call and call back status including nights, weekends, and holidays.
