POSITION TITLE: Facilities Director GENERAL DESCRIPTION: Responsible for maintenance aspects of all buildings and grounds including equipment repair, maintenance and conditioning. WAGE CATEGORY: Exempt (Salary) TERMS OF EMPLOYMENT: Benefits per current Handbook for Non-Union Support Staff Personnel. Compensation will be set by the Board of Education as recommended by the Central Office Administrators. This position is exempt from the Support Staff Bargaining Unit. REPORTS TO: Business and Operations Manager SUPERVISES: Maintenance Personnel EVALUATION: Performance in this position will be evaluated annually, in person and in writing, by the Business and Operations Manager consistent with the process described in the current Handbook for Non-Union Support Staff Personnel. QUALIFICATIONS:
  • High School education, plus 5 to 7 years skilled maintenance work experience, including some supervisory experience, or a combination of education and experience from which comparable knowledge and skills are acquired
  • Demonstrated knowledge of physical plant maintenance, upkeep and repairs, building security/operation and maintenance systems, and related grounds maintenance; a minimum of five (5) years experience in planning and maintaining physical systems preferred
  • Knowledge of methods, materials, and equipment used in the various building maintenance trades such as carpentry, plumbing, electrical, heating and ventilating and air conditioning
  • Knowledge of appropriate safety precautions and procedures, health and safety regulations
  • Knowledge of applicable State, County and City laws, codes, and regulations related to building and grounds maintenance operations
  • Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community
  • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations
  • Experience with computers with skills in Microsoft office applications, e-mail and internet usage
  • Ability to define problems, collect data, establish facts, and draw valid conclusions
  • Ability to communicate courteously, efficiently and effectively with a variety of individuals, including students, faculty, administrators, parents and representatives of outside organizations
  • Ability to work cooperatively and effectively with peers, subordinates, supervisors, parents and outside agencies

PERFORMANCE RESPONSIBILITIES:
  • Demonstrate exemplary leadership in the daily management of the maintenance function; encourage and motivate employees by fostering good communications
  • Develop and prepare work schedules; review maintenance reports and work orders; prioritize and coordinate duties and assignments to assure effective workflow and facilitate operations; coordinate responses to emergency calls; consult with Business and Operations Manager and building principals as needed
  • Train, supervise and hire staff; assign and review work of maintenance staff; make recommendations to the Business and Operations Manager in matters of discipline, promotion and/or discharge
  • Annually prepare written performance evaluation of assigned staff
  • Prepare and maintain records, files, logs, and reports related to personnel, inventory, supplies, work orders, work performed and safety issues
  • Conduct inspections of buildings and facilities to determine maintenance and repair needs and quality of work performed, recommend the removal of fire, safety, or health hazards including asbestos related issues; instruct staff in safe work practices
  • Participate in the establishment and implementation of a systematic preventative maintenance program;
  • Assist in determining needed equipment, materials, and supplies for the District maintenance operations; requisition a variety of supplies, maintenance tools and equipment
  • Communicate with vendors, contractors and inspectors regarding maintenance operations and activities, materials, specifications, scheduling and District policies and procedures
  • Review requisitions and determine proper sources of supply; perform buying assignments, assist in bid openings and award or recommend awarding or purchase contracts
  • Verify receipt of all goods/supplies and approve bills for payment
  • Inspect school facilities for safety, maintenance and security needs on a regular basis
  • Work within the framework of the Districts policies and procedures, as well as the union contracts in conducting all duties
  • Assume other duties as assigned by the Business and Operations Manager.
