SUMMARY
The Development Accounting Manager reports to the Assistant Controller - Development and will be responsible for producing timely and accurate financials for all development entities and pre-development activities. The Development Accounting Manager maintains important strategic relationships with the development and asset management teams. They are also a key person in the company\xe2\x80\x99s relationships with its external partners and lenders. The successful candidate will be a highly motivated collaborative team player with the ability to foster good working relationships across the organization as well as with our external partners. The person must possess an excellent work ethic with the ability to organize and lead multi-disciplined teams.
They must be deadline oriented and able to motivate team members to collectively meet the many deadlines facing the development group monthly. Candidate must also pose tenacity and attention to detail and/or processes. The role supports multiple business verticals at Portman.

POSITION
This position is responsible for timely reviewing and compiling lender draw packages, statements of partnership equity, draw roll forwards, and monthly project entity financial statements, and assisting the development team with budget overages and project cost analytics for a portfolio of assets in various stages of development from pre-construction to fully operational. Additional responsibilities include, but are not limited to:

Project Management

  • Provides effective direction, leadership, coaching, and oversight for a team of development accountants.
  • Keeps abreast of the development project pipeline by attending weekly development team meetings and coordinates with Portman Holdings, Portman Industrial and Portman Residential development managers
  • Coordinate with Development and Asset Management teammates to track and report projected cash needs for all projects in the development pipeline monthly.
  • Track project budgets to identify and discuss any cost/budget issues. Coordinate with external auditors in the timely completion of the annual audited financial
statements of project entities.

Monthly Draws
  • Review project payables and construction draws.
  • Manage the monthly construction draw process with teammates, lenders and the title company including the preparation of owner statements.
  • Coordinate with Development & Finance teammates in advance to reconcile project budgets against capital reserves to help identify sources of capital.
  • Other duties as assigned
Financial Reporting
  • Prepare various financial & tax projections.
  • Prepare and review journal entries to appropriately reflect all development project costs and activities from closing through transition to operations.
  • Responsible for publishing timely and accurate monthly project reports, including financial reports and budgets to actual reports, in accordance with contractual agreements (lender/partner/owner) for each of the projects under development.
  • Review project invoices for appropriate coding and approvals.
  • Prepare and review reports for the Development team and coordinate project-related journal entries to accurately account for all project costs.
  • Prepare and review year-end work papers for development projects to facilitate the tax return.
Deal Support
  • Provides accounting support for complex acquisitions and financial closings, including support of pre-development equity credit and joint venture agreement schedules
  • Coordinate with the Accounting teammates to transition property accounting and A/P processing after property opening
The Development Accounting Manager will perform other duties as assigned.
REQUIRED KNOWLEDGE, SKILLS & ABILITIES
  • Accounting experience with real estate clients in either financial accounting or tax.
  • Experience with partnership and limited liability company entity structures.
  • Exceptional technical skills and working knowledge of Yardi (preferred) and MS Office.
  • Exceptional analytical skills with careful attention to detail and accuracy.
  • Excellent organizational skills with the ability to plan, prioritize, and manage multiple tasks.
  • Exceptional verbal and written communication skills.
  • Strong problem-solving skills.
  • Demonstrated presence and confidence, able to interact with the senior management team as well as clients.
  • Ability to work independently with minimal direction and oversight.
EDUCATION REQUIREMENTS
  • Accounting, Finance, or similar field degree preferred.
  • 5+ years of experience with an understanding of project accounting and development and construction fundamentals.
