Position Summary: With over 280 existing locations, Milan plans to aggressively expand throughout the nation. We are looking to add highly experienced construction professionals to our Expansion team. Position is not remote and is located at our Headquarters in Omaha, NE The Construction Project Manager is responsible for directing all phases of the administration and implementation of new clinic construction and remodel projects assigned. The position reports to the VP of Construction and requires partnership with executives and external vendors. This position will work collaboratively with the Real Estate, Leasing, Facilities Maintenance and the Fulfillment Center/New Store Opening teams, including upstream and downstream departments as a part of the overall clinic lifecycle. The Construction Project Manager will directly influence the KPIs of reaching the annual new clinic opening goal and maintaining cost control. The direct focus of the Construction Project Manager is to deliver new construction projects on schedule and within project budget. The Construction Project Manager is responsible for the decision making to control the project duration, quality of workmanship and overall project cost control. Essential Job Functions
  • Executes capital expansion projects as assigned, including new clinics/new construction and remodel projects to meet established goals for scope, budget, and schedule.
  • Manages the construction build-out from development through completion / new clinic openings.
  • Collaborates with the design team on developing new clinic layouts.
  • Oversees project progress and project development activities are performed in a timely and professional manner to include budget, scope of work development, phasing plans, schedules, bidding, negotiation, and project award.
  • Administers the coordination of work between the design team and outside consultants.
  • Build strong working relationships with General Contractors.
  • Visits sites, as necessary, to meet with General Contractors to inspect progress and ensure that workmanship conforms to specifications and adherence to project schedules.
  • Communicate delays, emergencies or problems that arise in a timely manner to all appropriate parties.
  • Regularly report on project progress and budget.
  • Perform final punch-list walk-through with the General Contractors.
  • Attend Operations pre-opening calls for all new clinic openings.
  • Additional projects and tasks as assigned.
Knowledge, Skills, Attributes Required
  • A minimum of 5 years of construction project management experience in a retail environment.
  • Strong technical construction comprehension, including HVAC, electrical and plumbing.
  • Experience operating in an environment where KPIs play a key role.
  • High level of technical aptitude including high proficiency with Microsoft Office and Google Docs.
  • Must have excellent ability to estimate costs, develop and manage budgets, as well as proven ability to negotiate and administer contracts.
  • Outstanding verbal and written communication skills to communicate effectively with executives and the vendor community.
  • Ability to work in a fast-paced, team environment supervising multiple projects and priorities simultaneously.
  • Ability to hold confidential all proprietary information of the company, subsidiaries, affiliates, and investors.
  • Must be self-motivated and team oriented.
  • Strong time management skills to prioritize deadlines and multi-task.
  • 50% travel required (typically out of state and overnight).
