Position Title: Project Manager
Reports To: Development Lead
Direct Reports: Assistant Project Manager
Evolve Companies is looking for an experienced project manager to oversee the construction of a new Class A multifamily project located on Daniel Island Charleston, SC. Prior experience with podium & stick framed apartment construction is a must.
Responsibilities and Duties:
Implement and oversee project budgeting, cost controls, and forecasting throughout project construction
Negotiate cost-effective subcontracts and material purchases.
Establish and implement job procedures to ensure timely buyout, shop drawing approval, and material deliveries.
Clearly understand and manage construction risks, including subcontractor credit, insurance, bidding, purchasing, liquidated damages, and general conditions.
Develop, maintain, and update project schedules using approved scheduling software.
Ensure compliance with all contract terms and conditions.
Complete all project close-out requirements and oversee 1-year warranty follow-ups.
Perform additional responsibilities as assigned.
Team Leadership & Collaboration
Maintain strong working partnerships with project Superintendents.
Manage, train, and supervise project team members in alignment with Company policies.
Organize and lead regular internal and subcontractor meetings.
Foster a positive and collaborative project team culture.
Client, Partner & Stakeholder Management
Build and maintain strong relationships with Owners, Architects, Subcontractors, and key stakeholders.
Support business development efforts and participate in project interviews.
Represent the Company professionally and promote a high level of customer satisfaction.
Safety & Quality Management
Collaborate with the Superintendent to develop and implement site safety plans and procedures.
Maintain rigorous quality control standards to ensure project integrity and excellence.
Document and report all significant project events, including accidents, delays, and Change Orders.
Avoid or mitigate claims and potential conflicts through proactive management.
Cost Control & Reporting
Provide timely, accurate reporting to management.
Accurately update and forecast general conditions, budgets, contingencies, and cost projections.
Demonstrate comprehensive understanding of the owner draw process, including schedule of values and cost-supported vs. percentage-complete draws.
Ensure projects are completed achieving full or enhanced fee.

Minimum Qualifications
5-8 years of multifamily field construction management experience, including supervisory responsibilities.
Demonstrated leadership skills and a strong sense of urgency.
Excellent problem-solving, organizational, and communication abilities.
Foundational understanding of contract law and project accounting.
Comprehensive knowledge of project management control systems (scheduling, cost control, procurement, estimating).
Procore experience required
Pay: $72,749.98 - $90,000.00 per year
