Part-time (with potential for full-time) Construction Estimator

Position Summary

The Construction Estimator is responsible for preparing accurate, timely, and profitable cost estimates for residential construction projects. This role supports the owner/project manager by analyzing plans, specifications, and site conditions to produce detailed budgets, proposals, and bid packages that align with company standards, overhead, and profit goals.

This is a hybrid position combining work-from-home estimating with in-person site visits. Projects are located primarily in Bellingham area, the surrounding county, and Mt. Vernon. Reliable transportation required.

Bonuses for approved customer proposals.

Key Responsibilities

Estimating & Preconstruction

Perform detailed quantity takeoffs from plans, specifications, and site visits Develop and maintain assemblies, templates, and cost databases to streamline estimating processes Prepare cost estimates for labor, materials, equipment, subcontractors, and permits Develop conceptual, preliminary, and final estimates as project details evolve Solicit, level, and analyze subcontractor and supplier bids Identify scope gaps, assumptions, exclusions, and risk items Ensure estimates reflect current market pricing and local labor conditions

Process Improvement & Collaboration

Work with management to refine estimating workflows and improve accuracy Document and standardize assemblies for repeatable tasks (e.g., framing, roofing, siding) Provide input on labor productivity, material usage, and cost-saving opportunities Assist in training other staff on estimating methods and assembly use

Proposal & Documentation

Assemble clear, professional proposals including: Scope of work, Line-item pricing or assemblies, Allowances and alternatives, Exclusions and assumptions. Coordinate with project management to ensure scope alignment before contract execution Maintain organized estimating files, bid logs, and historical cost data

Cost Control & Accuracy

Apply company-standard overhead, general conditions, project management fees, and profit margins Track estimate vs. actual costs and adjust future pricing accordingly Assist with value engineering and cost-saving alternatives when needed Support change order pricing during construction

Collaboration & Communication

Work closely with owners, project managers, designers, and subcontractors Attend site walks, pre-bid meetings, and internal handoff meetings Provide pricing clarity and explanations for clients when requested

Required Qualifications

3+ years of construction estimating experience (residential preferred) Strong understanding of construction methods, sequencing, and materials Ability to read and interpret architectural and structural drawings Proficiency with estimating software and spreadsheets (Excel required) Strong math skills and attention to detail Excellent written and verbal communication Reliable transportation

Preferred Qualifications

Experience with residential remodels, additions, and custom homes Knowledge of local building codes and permitting processes Experience preparing self-perform labor estimates Familiarity with project management workflows and schedules Familiarity with JobTread
