Associate Director of Facilities & Construction

Position Description

The Winsor School is an independent day school for academically promising and motivated girls in grades five through twelve. Reporting to the Director of Facilities & Construction

Summary

The Associate Director of Facilities & Construction reports to the Director of Facilities & Construction, assists in the oversight of the school\xe2\x80\x99s facilities operations, construction, physical plant, security, janitorial, fleet vehicles and event operations including maintenance of all buildings and grounds, athletic fields, vehicles, and other areas. This position, when assigned, will assume the responsibility of the Director of Facilities & Construction in the Director\xe2\x80\x99s absence.

Principal Duties and Responsibilities

The following duties and responsibilities are typical but not limited to the following:

Supervise and confer with facilities personnel regarding proper methods and procedures and equipment requirements. Ensure appropriate response to users\xe2\x80\x99 needs

Supervise procurement of supplies and usage

Participate in the development and administration of annual operating budgets and be responsible for maintaining limitations

Review construction project and maintenance cost estimates and scope

Ensure that carpentry, plumbing, HVAC and electrical work is accomplished in a timely manner. Inspect completed work

Ensure that all preventive maintenance is performed as scheduled

In conjunction with the Director of Facilities & Construction

Coordinate with staff as necessary to comply with state and federal regulations

Assist in the evaluation and selection of new equipment and building/energy management systems and other campus improvement efforts

Recommend policy, personnel and procedural changes

Assist in planning for present and future use of existing facilities

Review architectural/mechanical drawings for errors, omissions, problems, and design changes to correct and improve

Inspect buildings and utility distribution systems

Identify maintenance and repair requirements, and prepare work requests to accomplish work

Design, or redesign, assigned projects to improve quality of work and meet the needs of instructional or administrative staff

Perform related duties as assigned

Knowledge

Generally accepted construction principles and practices, preferably related to methods and practices for purchasing and contract administration used in facility maintenance and construction, building, and safety regulations in a school environment.

Skills and Abilities

Excellent communication skills, both orally and in writing, including writing complex proposals

Strong computer literacy skills, including technology related to planning/facilities project management

Excellent organizational and planning skills, and the ability to determine the need for maintenance and repairs

Experience preparing and interpreting plans and specifications

Ability to accurately estimate costs of maintenance and construction projects

Manage major construction and renovation projects efficiently

Demonstrated knowledge of the principles of project management and supervision

Demonstrated knowledge of Uniform Building Code (UBC), American Disabilities Act (ADA), state labor laws, including OSHA, Workers\xe2\x80\x99 Compensation, and other related city, state and federal statutes

Ability to develop short-and long-range plans

Demonstrated general knowledge of hazardous material control

Experience developing and implementing strategic planning processes

Ability to problem solve and handle difficult and sensitive issues and resolve conflicts

Leadership skills to train, assign, supervise, evaluate and develop staff

Principal Qualifications

Minimum of ten years\xe2\x80\x99 facilities maintenance and operations experience, at least five of which have been in a supervisory capacity, including project/program budget preparation and monitoring, contract administration, and employee supervision.

Engineering/Construction Management degree or equivalent experience. Master\xe2\x80\x99s degree preferred

Massachusetts Unrestricted Construction Supervisor\xe2\x80\x99s License

Combination of training, education, and experience that is equivalent to the above will be considered

Track record of success in working with people of diverse backgrounds and cultures

Knowledge of:

Maintenance and preventive methods and procedures used in keeping buildings in clean and orderly condition and in maintaining and repairing utility systems and physical structures of buildings

Budgeting and fiscal management

Effective business practices to prepare bid specification, negotiate agreements, and administer contracts

Program planning and scheduling

Building construction methods and materials

Estimating practices to ensure adherence to legal compliance and safety practices

Construction and maintenance software required, including but not limited to, Microsoft Office and School Dude

License and Certifications

Possession of a valid Massachusetts Driver\xe2\x80\x99s License

Massachusetts Unrestricted Construction Supervisor\xe2\x80\x99s License

Environment

This position requires a willingness to work flexible hours as needed, including evening/weekend hours, working during inclement weather, and being on-call 24 hours/day. Typical office environment; subject to some travel to conduct work and physical activities.
