In the spirit of growth, we're looking for a talented

Senior Property Manager

to join our team of leaders. In this integral role, you will provide team-level leadership alongside property managers and associate property managers. You will ensure your property management team's success in providing an exceptional customer experience. Empowered with approval authority, we'll count on you to uphold Link's high standards of customer experience excellence. You'll also ensure the highest quality and financial health of our properties.

Financial Responsibility

for your team

Oversee accounts receivable collection for assigned portfolio and flag for escalation as needed per company policy. Develop and manage annual budget(s) for assigned portfolio, ensuring properties operate within the approved budget. Regularly review expenses for accuracy, explain budget variances, and facilitate reclasses with accounting as necessary. Review annual operating expense estimates and reconciliations for accuracy. Create and/or maintain programs to lower and control operating expenses while maintaining best-in-class service for customers. Meet all established reporting deadlines for assigned portfolio. Ensure we stand out to our current and future customers through regular, documented

property inspections,

i.e.evaluating all building equipment, systems, vacancies, and grounds to ensure property appearance and operation of own portfolio and direct reports' portfolio(s) meet Link standards. Identify

repair and maintenance

needs proactively and follow through with the coordination of repairs. You'll also develop emergency procedures and preventative maintenance programs for all buildings in your portfolio. For any after-hours issues, you will act as main point of contact Work with

utility operations

on process improvement efforts and systematic issues as needed. Oversee

Insurance/Risk Management by

collaborating with internal compliance team to oversee the collection and validation of insurance certificates for both Customers and Vendors, complying with established incident reporting policies. Facilitate and oversee

legal

operations when it comes to customer consent requests. Protect our customers from disruption by overseeing

work orders

. You'll ensure that service calls are handled to 100% customer satisfaction and approve work orders within established thresholds. Identify, bid,

contract

, and oversee approved Capital work for your assigned portfolio. You'll act as the main point of contact for vendors and customers alike during construction projects. You'll provide project status and risk updates per established deadlines, work with customers on obtaining scopes for tenant improvements, monitor sunset dates as applicable, and review TTI customer allowance reimbursement packages to ensure documentation is complete and correct per established procedures. Assist with

. Property Managers, Senior Assistant Property Managers, Assistant Property Managers, Property Management Administrators, and 3rd party vendors. In the process, you'll foster a team atmosphere. You'll also conduct annual performance appraisals, train, consistently manage, lead, and provide direction for all team members. Assist with due diligence requests for

special projects.

You'll occasionally work with Asset Managers in order to develop forecasts and financial benchmarks.

Below are some additional skills and qualifications that we believe are necessary to be great at this role:

8+ years of property or building management experience handling building issues, capital deployment, customer service and administrative issues. Ability to communicate effectively and build strong relationships with numerous people, both inside and outside the organization. Prior supervisory experience Ability to effectively manage budgets and reporting. Proficiency with capital and tenant improvement projects. Ability to utilize and interpret documents such as leases, safety rules, plans and specifications, operating and maintenance instructions, and/or procedures manuals. Proficiency in MS Office. Experience with Yardi strongly preferred. Exhibit enthusiasm for adopting technology solutions. Self-motivation, determination, accountability, and initiative in a team environment. Ability to multi-task effectively in a fast-paced work environment while managing competing deadlines. BA or BS in Finance, Real Estate, Business Management, or related field. CPM/RPA designation preferred. Ability to travel

Physical Demands:




Nature of work requires an ability to effectively communicate and exchange information, collect, compile, organize and prepare work documents, and operate standard business equipment. Ability to work at construction sites, ascend/descend roof ladders, and maneuver on uneven terrain.

Working Environment:




You will work primarily in an office environment. Availability to travel to perform duties such as, but not limited to: touring properties and constructions sites. Be advised that you will potentially experience adverse weather conditions, loud noise, and dust conditions at construction sites. Work day or week may require extended hours as business dictates.
