Superintendent Responsibilities:
  • Work directly with PM and PC from start to finish to complete construction project on time and under budget
  • Communicate any issues to PM in a timely manner
  • Verify project plans have all needed stamps:
  • Health
  • City Building
  • Public Work
  • MEP
  • ETC
  • Assist with obtaining required permits and licenses
  • Attend Pre-construction meetings as needed
  • Attend weekly meeting, and take detailed notes
  • Work with General Super and PM to create project schedule, Superintendent is responsible for updating project schedule for duration of project
  • Communicate with Subcontractor in all aspect including:
  • Scheduling
  • Deliveries
  • Change Order
  • Plan revisions
  • Review submittals and verify subcontractor are building and installing all materials per approved plans and/or submittals
  • Manage man hour usages within given budget and confirm hours daily
  • Manage all spending on project and turn in receipts to Accounting dept. weekly with correct PRC tracking code per PRC standards
  • Home depot Purchases (Limited to (1) trip per day per job)
  • Materials

  • Check stubs and receipts, ETC\xe2\x80\xa6
  • Must maintain a safe working environment and use safe work practices at all times
  • Maintain a clean work site at all times
  • Coordinate all temp utilities and properly layout jobsite per PRC standards
  • Check all work performed for accuracy and quality workmanship
  • Review and verify contractor change order; NEVER SIGN OR APPROVE ANY CHANGE ORDERS.
  • Responsible for completing all PRC required documents needed for assigned project:
  • Daily Report
  • 1 Week and 3 Week look ahead
  • Daily and Weekly Updates with pictures
  • Dispatch forms for man power and delivery request forms
  • Incidents reports
  • RFI and Redlines
  • Coordinate with Client vendors for installation and requirements:
  • LEED Commissioning
  • Low voltage
  • Equipment
  • Security system, ETC\xe2\x80\xa6
  • Verify POs against plans to verify all needed materials were ordered
  • Coordinate with procurement personal for delivery and material tracking
  • Schedule and commutate with all inspectors required for assigned project:
  • Health
  • Building, Public, MEP
  • Fire
  • Planning, ETC\xe2\x80\xa6
  • Obtain all required final signatures and Certificate of Occupancy
  • Attend punch walk and turnover:
  • Generate punch list and scheduling completion in a timely manner
  • Confirm punch list is completed with Client and obtain signoff
  • At turnover: Verify everything is working properly and address any questions or concern same day if possible
  • Save and organize all equipment manuals to present to client at turnover:
  • Keys
  • Booklets
  • Instruction manuals
  • Extra parts, ETC\xe2\x80\xa6
  • Provide all closeout documents to PM and PC:
  • Final pictures
  • Redlines
  • Certificate of Occupancy
  • Signed permit cards
  • Signed health permits
  • Signed punch list
  • Stamped plans
