Job Summary:
Ensure efficient operation of self-storage facility. Duties include maximizing sales & occupancy, controlling delinquencies, performing required custodial and maintenance functions, and other duties as assigned.
Duties and Responsibilities:
Perform daily functions of running the self-storage facility in accordance with company standards.
Promote rentals of storage units by competently handling telephone, email, and in-person inquiries and providing information to potential customers.
Move in new tenants, including signing leases and explaining facility protocol.
Effectively utilize computer system to log all transactions and tenant data / correspondence.
Collect funds by phone, mail, and in person and post payments.
Mail weekly deposits to bank.
Compile and send weekly reports to bookkeeper.
Resolve any customer issues effectively and in a timely manner.
Contact tenants for issues such as past due accounts, auction notification, concerns with units, etc.
Coordinate online auctions as needed.
Open and close the office daily.
Keep office and restroom clean and organized.
Complete daily walk-thru inspections, checking locks and cleaning units as needed.
Monitor the physical condition of the facility and report / address maintenance requirements.
Maintain exterior areas and grounds attractive and free of debris.
Perform seasonal maintenance, including weed-whacking, snow plowing, and snow shoveling as needed.
Repair and adjust entrance gate and coordinate maintenance.

Communicate effectively, including handling telephone calls and emails efficiently and relaying messages accurately.
Understand the features and benefits of the facility and be able to leverage for increased sales.
Confidence and motivation to work with minimum direct supervision.
Qualifications and Requirements:
Professional presentation and appearance.
Able to perform moderate maintenance and clean-up tasks.
Familiarity with computer software programs.
Occasional lifting up to 50 pounds, bending, reaching above shoulder level, pulling, typing, prolonged standing or sitting.
High school diploma or equivalent.
Valid driver's license.
Successful background check.
Knowledge of mechanical/equipment repair a plus.
Working Hours:
30-35 hours per week.
Tuesday through Saturday.
This is an on-site position - no remote work.
Job Type: Part-time
Pay: $17.00 - $20.00 per hour
