Waikiki Townhouse Resident Manager :

Compensation Package Annual Salary $45,000-$65,000 based on experience

1 Bedroom Apartment: Electricity included; Cable/Internet included; 1 parking space ((security deposit required at time of occupancy)

Building Size: 109 units

Job: Fulltime/ RM to live on-site at project

QUALIFICATIONS



? Resident/Site Management Experience, 2 years (Preferred)

? High school or equivalent (Preferred)

? Must be able to perform routine physical tasks including, but not limited to, walking the property, climbing stairs, lifting items up to 50lbs, climbing ladders.

BASIC FUNCTIONS



The Resident Manager is responsible for providing on-site property management, maintenance, and some janitorial services for the "Project." The Site Manager assists the Association's Board & Property Manager to ensure the Project is operating within compliance of Chapter 514B of the Hawaii Revised Statutes, the Bylaws of the Association, and the Rules and Regulations promulgated by the Association's Board of Directors.

? Responsible for the physical maintenance and maximization of financial returns of the project in accordance with Board objectives.

? Assists the Board & Property Manager with special projects and administrative tasks.

? Complies with policies and procedures.

? Responsible for maintaining the project in safe, attractive, and comfortable conditions.

? Ensures project compliance with housing laws, policies and procedures.

? Help ensure project contractors perform duties on a timely basis.

RESPONSIBILITIES

MAINTAINING THE PHYSICAL ASSET



? Supervise scheduling of maintenance work.

? Makes regular follow-up inspections of any maintenance work performed at the property.

? Makes regular daily inspections of building and grounds.

? Ensure that areas are kept clean and sanitary at all times.

? Makes recommendations for physical repairs, replacements, and improvements.

? Makes recommendations for supplies, materials, and equipment.

? Evaluates maintenance operations periodically to determine cost efficiency.

? Maintains exterior and public lighting throughout the project.

? Maintains clean, safe, and sanitary common areas of the project.

? Picks up trash throughout the common grounds.

? Always on the alert for the unusual and takes appropriate action.

? Notifies Board & Property Manager of maintenance problems and recommended solutions.

? Coordinates any contract maintenance workers.

? Establishes preventative maintenance schedule.

? On call for any emergencies.

? Performs water or electricity shut-offs for construction, testing, or emergencies.

? Performs onsite building maintenance & cleaning tasks as needed.

SITE MANAGEMENT



? Responds to all occupant complaints in an efficient, tactful and professional manner.

? Candidate should excel in Conflict Resolution.

? Candidate should possess Social and Emotional Intelligence.

? Candidate should possess a strong work ethic, be computer literate, possess positive communication skills, be able to problem solve, be personable and have great coordinating skills.

? Maintains a resident complaint and follow-up action log.

? Supervises move-in and move-out procedures.

ADMINISTRATIVE



? Maintains project administrative duties.

? Maintains and manages onsite property files and records, including parking, lockbox, keyfob, and storage space waiting lists and payments.

? Creates written reports of all unit incidents, including but not limited to disturbances, water leaks, house rule violations, or crimes.

? Maintains current resident list with business, home, and emergency telephone numbers.

? Communicates all problems and makes recommendations to the AOAO Board & AOAO Property Management for resolution of the same.

? Attends monthly Board meetings and presents a written manager report of all incidents and project updates taking place over the prior reporting period.

? Monitor and provide documentation for each unit's monthly electrical usage.

? Assists with any legal proceedings instituted by the property manager.

? Maintains inventory of equipment, tools, and supplies.

REQUIRED SKILLS / EXPERIENCES



? Minimum high school graduate.

-Understanding of association documents and assisting with insurance claims.

-Association management experience is desired and project management experience is a plus.

-Understanding of basic plumbing, electricity and carpentry.
