Job summary

The purpose of this position is to lead multiple functions of building operations and maintenance of facilities within a campus and/or region.

This is a remote position for the N.E Region that does require 50-75% travel.

Responsibilities

  • Inspects client locations to ensure compliance with OSHA, ANSI, NFPA, and ADA regulations.
  • Available for Emergency Issues 24hrs a day, 7 days a week.
  • Handle work order system to ensure completed items are closed and billed.
  • Coordinate with clients Real Estate Division to resolve landlord vs. client repair responsibility.
  • Coordinate with local authorities (Code enforcement, Fire Marshal, etc.) to address and accurate Notices of Violation and similar issues.
  • Conduct training for store managers, ADs and RVPs on FM Pilot usage.
  • Educate and collaborate with other team members.
  • Preparing for and handling response to severe weather events and natural disasters, including store closures.
  • Initiate, negotiate, monitor, and handle work orders to completion, including running scope, costs, and vendor change requests; conducting QA reviews; act as liaison with multiple vendors and store leadership for complicated repairs.
  • Ensures Integration tasks for new stores are loaded in FM Pilot.
  • Investigates high utility consumption rate.
  • Perform Site Visits and annotate findings using Site Audit Pro.
  • Perform final walk-through inspection with landlord. Provide a signed release to the Clients Real Estate Team.
  • Develops and maintains positive relationships with clients. Conducts client meetings, communicates to clients regarding regional facilities performance, property profiles, emergency preparedness plans, site inspections, facility audits, work order progress reports, and other related reports.
  • Prepares presentations to management and client to acquire approval for projects.
  • Develops and recommends strategic facility management objectives for clients. Prepares capital project budgets and operating budget reports. Prepares periodic operating budget variance reports.
  • Responsible for facility inspections for quality assurance on a periodic basis. Ensures facility procedures align with local, state, and federal regulations.
  • Uses pc and/or PDA for work order system, email, ESS and training.
  • Other duties may be assigned.

EDUCATION and EXPERIENCE

High school diploma or general education degree (GED) and a minimum of six years of related multifaceted experience and/or training. Bachelor\'s degree is desired, with focus on business, technical or management areas.

CERTIFICATES and/or LICENSES

Facility Management certification preferred. Driver\'s license is required.

Interpersonal skills

Ability to comprehend, analyze, and interpret the most complicated business documents. Ability to respond efficiently to the most critical issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complicated topics to employees, clients, top management and/or public groups. Ability to empower and negotiate efficiently with key employees, top management, and client groups to take desired action.

Financial knowledge

Requires in-depth knowledge of financial terms and principles. Ability to calculate complicated figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.

Reasoning ability

Ability to address high level problems and handle a variety of options in complicated situations. Requires high level analytical and quantitative skills with validated experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting department deadlines.
