iWorld Professionals is seeking a Real Estate Controller for our client, a leading New York-based human services organization in New York City (Manhattan).
Real Estate Controller Position Summary: The Real Estate Controller will provide strategic financial leadership for a growing portfolio of supportive and affordable housing properties. This role will focus on strengthening real estate financial operations, ensuring compliance with complex funding structures, and guiding long-term portfolio sustainability.

Real Estate Controller Responsibilities:
Financial Leadership: Oversee all accounting, reporting, and financial management activities for the organization's real estate portfolio.
Budgeting & Forecasting: Develop and manage annual operating budgets, capital budgets, and cash flow projections for multiple housing properties.
Reporting: Prepare and deliver detailed monthly, quarterly, and annual financial statements to internal and external stakeholders, including boards, investors, lenders, and funders.
Compliance Management: Ensure adherence to loan covenants, regulatory agreements, and reporting requirements across various funding programs (LIHTC, HUD, and city/state housing agencies).
Financial Modeling: Review, analyze, and advise on real estate financial models, pro formas, and investment projections for both existing and new development projects.
Audit & Review: Coordinate with external auditors, tax professionals, and legal advisors on annual audits, filings, and compliance reviews.
Team Collaboration: Partner with internal fiscal, asset management, and property management teams to align financial operations with organizational goals.
Process Improvement: Strengthen internal systems and provide mentorship to finance staff to enhance efficiency, transparency, and reporting accuracy.
Real Estate Controller Qualifications:
Bachelor's degree in Accounting, Finance, or a related field required; CPA or MBA strongly preferred.
Minimum of 6 years of progressive experience in real estate or housing finance, ideally within supportive, affordable, or nonprofit housing environments.
Deep understanding of LIHTC, HUD, HPD/HDC, and related housing finance programs.
Proven success in financial planning, forecasting, compliance, and portfolio performance analysis.
Experience leading or supporting audits, funder reporting, and multi-entity financial consolidations.
Advanced Excel proficiency and familiarity with accounting or ERP systems such as Financial Edge (or similar).
Strong analytical, organizational, and communication skills. * Ability to operate independently while collaborating effectively across teams in a dynamic, mission-driven environment.
