The Punch List & Maintenance Technician is responsible for completing punch list items and minor repairs on new construction homes prior to closing. This role focuses on preparing homes for move-in by addressing items identified during builder walks, quality checks, and final inspections. The ideal candidate is detail-oriented, reliable, and takes pride in delivering a finished home that meets company standards.
Primary Responsibilities
Prioritize and complete punch list items as assigned by the Project Manager to prepare homes for closing
Perform minor repairs and finish work identified during builder walks and quality inspections
Review, organize, and execute punch lists and task lists to support quality control and job completion
Track and communicate task completion status and report issues discovered during work
Work collaboratively with superintendents, project managers, and other trades across multiple job sites
Ensure all deficiencies are properly identified and corrected prior to closing
Punch List & Repair Tasks Include (but are not limited to):
Siding repairs
Painting and touch-ups
Trim installation and repair
Caulking
Drywall hanging, repair, and finishing
Light electrical work
Light plumbing work
LVP flooring installation and repair
Screen repair and replacement
Window installation and adjustment
Carpet repairs
Minor HVAC repairs
Knowledge, Skills & Abilities
Ability to read and interpret construction plans
Strong working knowledge of multiple residential trades
Ability to calculate measurements including proportions, percentages, area, and volume
Prioritizes tasks effectively and manages time to meet schedules and productivity goals
Communicates clearly, listens well, asks questions, and accepts feedback
Works well under pressure and treats others with professionalism and respect
Takes ownership of work and follows through on commitments
Adapts to changing schedules, delays, and competing demands
Physical & Safety Requirements
Ability to walk entire job sites and work in active construction environments
Physically able to lift up to 50 lbs.
Able to climb stairs and elevated structures
Able to stoop, kneel, crouch, crawl, and work in various positions
Able to work in extreme weather conditions
Follows all safety and security procedures and properly uses tools and materials
Identifies and reports unsafe conditions
Requirements
Minimum of 3 years of construction experience with broad trade knowledge
Valid driver's license
Dependable attendance and willingness to work additional hours
Job Type: Full-time
Pay: $50,000.00 - $58,000.00 per year
