LV Property Management is seeking a Property Manager with market rate experience in Kenosha, WI!

Summary

: This is an exciting opportunity to join a growing company and make a positive impact! As a Property Manager, you will take the lead on daily operations for two properties - a 151 unit market rate property and a 49 unit tax credit property. You will also be responsible for driving occupancy, improving resident satisfaction, managing an onsite team, and ensuring that both communities run efficiently and in line with company standards and budgets.

We are looking for someone who is:

Salary

: $65,000 - $75,000, depending on experience, plus generous bonuses and affordable benefits!

Responsibilities

:
Establish and maintain positive relationships with residents, addressing concerns, inquiries, and requests promptly and professionally.

Implement strategies to improve resident retention and satisfaction, such as organizing events, fostering a sense of community, and addressing resident needs.

Manage day-to-day operations while focusing on occupancy, rent collections, and budget management.

Assist residents in understanding rental obligations and offer support for financial management if needed.

Monitor and manage the properties' budgets, ensuring all expenses are within approved limits.

Collaborate with accounting and finance departments to ensure accurate record-keeping and financial reporting.

Manage an Assistant Property Manager, maintenance team, contractors, and vendors to obtain competitive bids and select reliable service providers.

Maintain consistent and detailed records of maintenance activities, expenses, and warranties.

Conduct regular inspections of the properties to identify needs and address them promptly.

Assist with the preparation and submission of required reports, documentation, and certifications.

Along with the APM, oversee the lease application process, including screening prospective tenants, conducting background checks, and verifying income eligibility.

Requirements

:
2+ years' experience in residential Property Management required.

Experience managing affordable housing apartments preferred.

Bachelor's degree preferred.

Familiarity with local, state, and federal regulations.

Engaging interpersonal skills, to effectively interact with tenants, staff, and stakeholders.

Ability to multi-task, prioritize responsibilities, and meet deadlines in a fast-paced environment.

An aptitude for identifying and resolving issues related to tenant concerns, property maintenance, and regulatory compliance.

Basic knowledge of budgeting, financial reporting, and rent collection procedures.

Competence in using property management software, spreadsheets, and other relevant tools for documentation and reporting.

Entrata experience preferred.

Compensation and Benefits

:
$65,000 - $75,000 base salary, depending on experience, plus generous quarterly bonuses, a year-end bonus, and affordable benefits.
