Job Description

The Project Manager will lead all phases of construction projects including sales, preconstruction/ estimating/ bidding, construction, and project close-out. They must have the ability to manage multiple concurrent projects of varying size and complexity. This position requires mentoring APMs, PEs and PCs, as well as managing overall risk on the project.

Preconstruction / Estimating



Lead preconstruction efforts on project opportunities.
Provide constructability reviews of drawings and coordinate input from the Superintendent and others.
Determine appropriate proposal GC's, insurance, fee, and subcontractor pricing on project opportunities ad work in conjunction with the Marketing Department on the development of Proposal documentation.
Develop preliminary preconstruction schedules.
Develop Subcontractor bid list, and bid scopes, and manage bid and proposal process.
Review the Subcontractor's bids for any missing scope items, clarifications/exclusions, or any significant pricing variances.
Review prime contract and ensure any specific contractual conditions are included in Subcontractor bidding documents.

Construction



Chair weekly OAC Meetings, and prepare and distribute meeting minutes in advance of the next meeting.
Ensure Weekly Subcontractor Coordination Meetings
Ensure all Logs are being maintained on regular basis.
Monitor and review weekly labor and cost reports.
Prepare project cost forecasts for projects on an ongoing basis.
Monitor Submittals and track deliveries of materials.
Price out Owner Change Orders and submit them to the Owner in a timely manner.
Process Subcontractor Change Orders in a prompt manner.
Approve Subcontractor and material invoices in accordance with the published schedule from Accounting.
Update project schedule with input from Superintendent on no less than a bi-weekly basis.
Review job status, logs, cost forecast, and schedule with Management on a monthly basis.
Walk Jobsite on no less than a weekly basis.
Assist Superintendent in the resolution of all critical issues.
Maintain close relations with Subcontractors, including early notification of schedule expectations.
Project Closeout- Manage Project close-out process.

Qualifications



3+ years experience with commercial construction and supervising, project teams, including Superintendents and support staff.
A degree Construction Management, Engineering or equivalent field.
Extensive experience with tenant improvement projects.
Thorough understanding of architectural, structural, plumbing, mechanical, electrical, fire life safety, and fire protection systems associated with construction activities.
Extensive estimating knowledge and experience.

Job Type: Full-time

Pay: $90,000.00 - $125,000.00 per year
