Manzitto is seeking a full-time Preconstruction/Estimating Manager to manage internal resources of the estimating department to produce progress estimates at design milestones, evaluate material and system costs, review document progress and coordination, build and maintain subcontractor and vendor relationships and serve to efficiently hand off projects to the Project Manager and Superintendent at the start of construction.
Duties
A thorough understanding of the scopes for specific trades.
Preparation of bid packages and appropriate deadlines for work to be estimated by gathering proposals, plans, specifications, and related documents.
Preparation of construction schedule for estimating purposes, requests and discussing staffing requirements, logistics plan with Project Team and Director of Operations.
Bid administration including heavy communication with subcontractors by phone and email and maintaining relationships across a wide subcontractor base including new subcontractor relationships.
Responsible for the preparation of concept, schematic, design development, and construction budgets during preconstruction.
Responsible for the accuracy of the estimate. Review drawings, specifications and all other construction documents and make Director of Operations and others involved in the project aware of potential risks, completeness of information, and potential challenges involved in General Conditions.
Identifying labor, material, and time requirements by studying proposals, plans, specifications, etc.
Calculating costs by analyzing labor, material, time, and equipment requirements.
Resolving discrepancies by collecting and analyzing information.
Maintaining cost database by entering and backing up data.
Maintaining technical knowledge by attending educational workshops and reviewing technical publications as may be pertinent.
Contributing to team effort by providing support to positions you most interact with. This includes but is not limited to both leading and supporting preconstruction efforts with Project Managers, the Director of Operations, and the President.
Monitor cost trends in order to detect over-runs and potential problem areas. Participates as the leader in the value engineering process.
Support Business Development in proposal presentations; aids in building client and Architect/Engineer relationships.
Maintain current all estimating records, studies, unit prices, etc.
Assists Project Manager in evaluating and analyzing subcontractor proposals and in preparation of subcontracts.
Manage and evaluate new business opportunities with executive team.
Formulate strategies and plans that will help balance/manage resources with new opportunities.
Help to identify new trend and market conditions that can impact the business operations and future work opportunities.
Requirements
Significant experience in the Omaha/Lincoln Nebraska markets.
Ten (10) years of commercial construction experience including field, project management, and estimating.
Thorough working knowledge and understanding of all project management control systems.
Job Type: Full-time
Pay: $80,000.00 - $130,000.00 per year
