This role will offer onsite support to Avenue5 leasing associates through hands-on team engagement. The national leasing consultant will work closely with operations teams, career development, and marketing to increase conversion rates and achieve occupancy goals, focusing on helping underperforming properties understand opportunities and execute performance improvement strategies. Primary Responsibilities and Objectives
Travel to various markets to work with the operation\xe2\x80\x99s team as needed to support and improve leasing processes for properties in need
Drive high-level property performance, improve customer service, achieve targeted leasing goals, and increase ROI through remote and onsite support
Assist in the implementation of portfolio-wide KPIs for effective lead management and increased conversion and closing ratios
Assist operations in understanding Avenue5 leasing best practices, including lead management and CRM processes
Consult with local operations teams on Avenue5 leasing practices and any obstacles, such as weak onsite teams or pricing, that are hindering desired leasing and performance outcomes
Evaluate performance, create, and help execute action plans to achieve property and portfolio KPIs
Strategize with regional marketing managers and operations to identify areas of opportunity to increase conversion for the portfolio
Partner with the national marketing programs team to determine shortfalls in the current process in the lead nurture cycle based on site visits and upward feedback from onsite associates
Provide creative solutions with the national marketing programs team for actionable change based on performance evaluation
Develop and refine the lead management, follow-up, and closing best practices within CRM and implement them through training
Conduct performance audits on leasing support tools to ensure onsite teams are successfully utilizing the tools
Establish a consistent approach to market-specific sales calls for operations teams to address underperforming properties
Implement and manage the standards for the onsite leasing experience, including tour path, hospitality, collateral, and the overall onsite brand experience
Support and collaborate with property marketing to improve the resident experience with marketing tools and resources available
Perform other duties as assigned
Education and Experience
Bachelor\xe2\x80\x99s degree is preferred but not required
At least four years of experience in the multi-family property management industry is required
At least two years of experience in leasing and sales is required
At least one year of pre-development, lease-up and/or grand opening experience in the multi-family property management industry is preferred
At least three years of experience in Yardi Voyager marketing module, Real Page or other equivalent system is preferred
Skills and Requirements
Ability to work independently and in a team setting and prioritize in a fast-paced environment
Proficiency in Microsoft Office Suite and Google programs
Excellent written and verbal communication skills
Exceptional creative thinking skills
Project management skills are required
Strong understanding of property management industry trends, issues, and emerging technology
Outstanding presentation skills
Ability to motivate associates and create rapport with teams to encourage associates to do their best by leading and communicating a shared vision
Positive demeanor, willingness to learn new things, and excellent professional judgment
Required to complete and successfully pass the Avenue5 Fair Housing and Preventing Discrimination and Harassment training and other courses, if assigned
Scheduling
Required to maintain a regular schedule which may require working outside of business hours, weekends, and non-traditional holidays
Position is remote; however, this role will travel to properties throughout the Avenue5 portfolio (50%-75%)
