POSITION SUMMARY/OBJECTIVE

The Municipal Violation & Inspection Manager is responsible for the overall management of the Municipal Violation and Inspection process for their local market. This position will support the local Turnover, Rehab, Service, and Property Operations teams in the execution of property management inspections and projects in the market. The Manager\xe2\x80\x99s main responsibilities are to provide strategic direction for and fully manage the occupancy inspection process, municipal violations resolution process, as well as work with other departments handling day-to-day property management tasks. The Manager reviews Salesforce dashboards frequently for new tasks and will serve as the liaison between the market and local municipalities by ensuring compliance and scheduling of permitting requirements, inspection coordination, municipal violation resolution and relevant administrative support. They will work diligently to build positive working relationships with municipal officials and inspectors within their market.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Ensure proper project file documentation and engage with local municipalities to obtain permits, schedule inspections, and investigate municipal violations \xe2\x80\x93 manage each of these processes through successful completion and closure
• Constantly monitor Salesforce dashboard activity to discover need for Occupancy Inspections, municipal violation closure, or other inspection programs as needed
• Promptly schedule and coordinate Occupancy and other inspections with local municipalities and code enforcement officers, often requiring personal appearance at city offices and property management units
• Frequently update Salesforce turn and other tasks and Service Requests to reflect the most up-to-date information \xe2\x80\x93 including scheduled inspection date, and other information
• Meet with Code Enforcement and other government officials, and provide access to properties when necessary
• Constantly monitor inspection dates, and promptly follow up to obtain Occupancy Inspection results, including obtaining Occupancy Inspection \xe2\x80\x9cPASS\xe2\x80\x9d documentation and promptly archiving
• In the event of an Occupancy Inspection failure, promptly gain necessary failure Documentation and take swift action to remedy
• Perform pre-inspection walks on properties, providing assessments of deficiencies that may lead to inspection failure and managing repair process prior to municipal inspection
• Work with Property Operations on existing violations, and update Salesforce and the Property Operations team regarding current status, planned remediation, and record and document resolution
• Appear on behalf of VineBrook Homes at court proceedings to testify regarding municipal violations and other matters
• Use company credit card, keeping track of receipts, and regularly submitting them for processing
• Other duties as assigned

MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)

• Strong aptitude with computers, internet, network phone systems
• High school diploma or equivalent
• 5 years related experience and/or training in resident service, dispatching or project management
• Clear and concise communications (written and verbal)
• Exemplary Customer Service skills
• Data entry skills
• Organizational skills
• Time Management skills
• Good driving record, and have a personal vehicle for use related to job duties (we provide a monthly auto stipend)
• Working knowledge of local, state, and federal housing codes
• Valid Driver\'s License is a requirement

SUPERVISORY RESPONSIBILITY

This position has no direct reports but is responsible for management of the overall municipal violation and inspection processes. Role will include the management of third-party vendors.

TRAVEL

Frequent travel to municipal offices and jobsites within the market.
