Responsible for the origination of mortgage loans for the assigned branch/branches and Area. Conducts initial application interviews, compares mortgage programs based on member needs/goals and program specific loan qualifications, prepares complete loan application, reviews credit report, submits application for initial DU underwriting, and collects/requests necessary documentation for loan processing. Responsible for issuing Pre Approval Letters (conventional and portfolio loans) and Pre Qualification Letters (FHA/VA/USDA) in accordance with all investor guidelines and automated underwriting findings. Communicates policies for extension of credit in accordance with Credit Union and secondary investor guidelines. Meets Mortgage Loan scheduling and documentation requirements, and production expectations as determined by the Mortgage Manager. Serves members, prospective members promptly and professionally. Provides general Credit Union information and cross-sells services. Assists Mortgage Loan personnel as necessary.
Essential Functions:
Responsible for ensuring the appropriate coverage of the branch assigned and Residential Lending Department as needed.
Interviews, takes application and processes preliminary documentation on mortgage loan requests. Discusses loan alternatives, credit criteria, interest rates (including calculation of risk based pricing) and loan documentation in an appropriate manner.
A thorough knowledge of all mortgage products to effectively educate and recommend prospective borrowers with the mortgage loan products that best meet their needs.
Complete applications utilizing tools and following procedures provided by the credit union.
Responsible for creating and providing applicants with accurate required regulatory disclosures within statutory time limits.
Issues all required initial Federal and State disclosures including insuring the accuracy of preparation of Loan Estimate and all initial disclosures.
Submits application package to Mortgage Processor for continuation of processing of file, provides detailed description of loan application, requests additional credit, asset, income documentation as needed.
Maintains communication with members, realtors, and other pertinent parties to the transaction throughout the process.
Submit weekly sales opportunities report(s) to supervisor.
Submit pipeline report and sales tracking sheets monthly.
Work in conjunction with Mortgage Dept. to support each others' needs and the needs of BCCU members and prospective members.
Create and maintain strong relationships with front-line and contact center personnel
Cross-sell deposit accounts and other products (ex: VISA cards)
Represent BCCU in a professional and responsible manner at all times.
Solicit third party referrals from Realtors, Attorneys, Title Companies, Insurance Agents, Financial Advisors, Etc..
1. Professional, well-developed interpersonal skills essential for interviewing loan applicants and projecting a positive image as representative of the Credit Union.
2. Knowledge of underwriting guidelines (FNMA, FHLMC, FHA, VA, USDA) and other investors used by BCCU. Knowledge of all state and federal regulations affecting mortgage lending including but not limited to Reg Z, ECOA, Reg B, and HMDA. General knowledge of NH Real Estate Law. Excellent interpersonal skills. Self-motivated and capable of working independently. Basic computer skills including, but not limited to, Windows, Word, Excel, and a thorough understanding of mortgage software utilized by BCCU.
3. Must have dependable transportation. Position requires sitting, standing, squatting, driving, and the ability to enter and maneuver facilities outside of the control of BCCU. May have to lift up to 30 pounds. Flexible hours are required, but a minimum of 40 hours/week are expected to be devoted to fulfilling and/or exceeding the goals of the position
