About Us

We are a manufactured housing community seeking a reliable and skilled maintenance contractor to support ongoing property repairs. We need someone dependable, professional, and fully equipped to work independently.

Position Overview

The 1099 Handyman will handle day to day maintenance tasks across the community. This includes resident work orders, general property repairs, and exterior upkeep. You must be insured. All work is assigned as needed, the hours are flexible. We're open from 8:30-5:30PM, and work will only be during that time, with rare exceptions for emergencies. We are able to provide all materials, but we would require you to have your own transportation.

Key Responsibilities

Complete assigned resident work orders efficiently and professionally Perform general repairs on manufactured homes, including very basic plumbing, basic electrical, flooring repairs, door and window adjustments, small drywall repairs, and other routine fixes Handle exterior maintenance when needed, such as steps, skirting, minor landscaping touch ups, and general property issues Identify repair needs, source materials, and communicate cost expectations before work begins Maintain clear communication with community management regarding job progress Provide detailed, itemized receipts for materials. Ensure all work meets quality standards and complies with safety requirements

Requirements

Experience with manufactured housing or mobile home repairs is strongly preferred Valid and active general liability insurance with ability to provide a COI (or willing to obtain one prior to start date) Must provide own transportation Strong knowledge of general home repair, basic plumbing, carpentry, and basic electrical Reliable communication and consistent follow through Availability during business hours for scheduled or urgent repairs

o Must be able to pass a background check; certain convictions or open cases may disqualify applicants based on community safety requirements

Compensation

This is a contractor position. Payment terms and period will be discussed during interview. No housing or benefits are included.
