Job Description

The

Maintenance Technician

is responsible for the maintenance duties involving interior/exterior carpentry, painting, and taking care of the property in addition to other exterior responsibilities to guarantee that the communities we manage are properly and safely maintained.





Details:





Full-time, primarily Monday-Friday with flexible hours to accommodate weekend and after-hours responsibilities. This position is eligible for overtime.



Weekend hours: 1-2 hours to take out trash, check spa/pool, etc.


On-call nights and weekends (alternating weekends) and willing to respond to emergencies.


Hourly Wage: $22-27/hr


Location: Centre Village Condos in Downtown Minneapolis, MN

Responsibilities




Perform routine repairs and maintenance tasks across the property. Perform maintenance tasks such as carpentry and painting to ensure that the building is properly maintained. Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains. Reconfigure lobby and skyway doors as needed (approx. 10 minutes per task). Maintain cleanliness and safety standards throughout the property. Daily cleaning, chemical checks, and maintenance of the outdoor pool (during seasonal) and indoor spa (year-round) (approx. 2-3 hours per day). The outdoor pool must be open by 5:00 AM during the season (approx. Memorial Day to Labor Day). Trash and Recycling duties: Trash pickup is Monday, Wednesday, Friday - must be rolled out by 6:30 AM or set out the night before. Recycling pickup is Monday (7-8 AM) and Thursday (afternoon). Both trash and recycling require weekend checks to prevent overflow or backups (approx. 1 hour).

Experience




Must be able to communicate effectively with internal and external customers and clients Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.) Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.) Knowledge of OSHA worksite and personal safety requirements. Knowledge of State or local governmental safety requirements. Professional communication skills (phone, interpersonal, written, verbal, etc.). Professional customer service skills. Interpretation and completion of verbal and/or written instructions at a proficient level. Knowledge of company policies, procedures and forms. Time management and time critical prioritization skills. Self-motivated, proactive, detail oriented and a team player.

Required:




Active CPO license (if not, then willing to obtain one in the first 30 days on the job) Basic hand tools and some trade power tools (hammer, drill, Sawzall, circular saw, impact drill, ect.) Active driver's license

Physical Demands



? Ability to safely operate, climb and perform work on ladders (1-2 stories) - 24-28ft.

? Ability to operate smartphone & email (day-to-day operations, basic communication/monthly expense reports)

? Must be able to operate a vehicle from one location to another


? Must be able to lift and carry up to 20 pounds on a frequent basis.

? Must be able to sit, stand, bend, pull/push, grasp, twist, reach above shoulder, walk, stoop, kneel and climb.

? Must be able to use hands and fingers to input data to information system; and talk or hear in order to gather and provide information on departmental processes.

Education and Experience



? High School Diploma or GED Required

? 3 - 5 years of directly related or closely related experience



Travel Requirements



? Travel may be required (no overnights)
