About This Job
This job is perfect for a
maintenance professional
with strong experience working in apartment buildings. You will be responsible for:
Daily repairs
for the whole property.
Getting empty apartments ready
for new people to live in.
Helping with bigger repair projects
(like making major improvements).
Making sure all common areas, outside spaces, apartments, and building machines (like heating and cooling) are
working well and are safe.
What You Will Do --
Leading and Helping the Team:
Guide and watch
other maintenance workers each day to make sure work gets done well.
Talk with the Property Manager
to fix problems that residents have with maintenance.
Work with outside companies
(like plumbers or electricians) who come to do jobs.
Walk around the property often
with the leasing team to check for any issues.
Show everyone how to give the best customer service.
Teach other maintenance team members
how to do skilled tasks and learn more.
Hands-On Work:
Complete resident repair requests
quickly and correctly.
Help with all maintenance requests
and work orders.
Manage the process of preparing vacant apartments
for new residents.
Perform regular checks
(preventive maintenance) and tell management about any problems that could affect safety, the building's condition, or resident happiness.
Order supplies
using our approved system and trusted suppliers.
Show strong skills in:
Electrical work
Carpentry
Plumbing
HVAC (heating, ventilation, and air conditioning)
Appliance repair
Follow all safety rules
(OSHA and company policies).
Test and fix many items
, like motors, boiler controls, plumbing parts, alarms, and locks, to see what needs repair or replacement.
Community and Professionalism:
Follow all Fair Housing laws.
Act with honesty and good ethics
in all your work.
Do any other tasks assigned to help the property run smoothly.
Who We Are Looking For
--
Education & Experience:
5+ years of maintenance experience,
especially in apartment communities, is preferred.
Must be able to speak Spanish.
Must be available for on-call hours
and possibly overtime when needed.
You should have a full understanding of:
Plumbing
Electrical systems
HVAC
Appliance repairs
How to prepare an apartment for a new resident (change of occupancy).
Professional certifications in any of these trades are a plus, especially Universal HVAC.
Good general knowledge of painting and drywall.
Ability to work well
alone and as part of a team.
Physical Requirements:
Must be able to
lift up to 50 pounds
by yourself.
Must be able to sit, stand, kneel, or bend down for long periods.
Must be able to go up and down stairs.
Must be able to use hand tools.
