Job Description

We are searching for a reliable single-family home, small apartment buildings, condo (residential) Maintenance Technician to assist in the day-to-day running of our scattered site, residential portfolio. A Maintenance Technician's primary role encompasses various tasks, including but not limited to drywall installation and repair, painting, electrical work, plumbing, lighting maintenance, and appliance repairs. This individual is expected to possess a keen attention to detail, maintain a professional demeanor, and exhibit a diverse skill set in maintenance activities. A background in construction, handy work, or related fields is highly desirable, ensuring proficiency in handling a wide range of maintenance challenges effectively. We currently manage 900+ doors and growing rapidly. We are looking for someone to assist in both daily work orders and unit turns.

KEY RESPONSIBILITIES



Replace or repair window latches, screens, hinges, shelves, baseboards, mirrors, closets, curtains, mini-blinds, ceiling fans, lights, etc.

Check faucets, sink plugs, and repair/replace as necessary, including exterior repair to sinks, bathtubs, etc.

Assist with painting and drywall repair throughout the unit.

Make new keys or rekey home to CRT system and replace vacancy lock (if applicable) on day lock is changed for new resident move-in.

Ensure unit readiness for housing/licensing inspections.

Maintain awareness of work conditions and report issues as needed.

Uphold workplace safety standards and practices.

Maintain accurate records of work orders and maintenance activities.

Complete assigned work professionally and promptly.

Revitalize living spaces with painting, flooring repair, and other cosmetic improvements.

Efficiently close out work orders once tasks are completed to tenant and owner satisfaction.

Document work order details accurately for proper tracking.

Assist in managing property emergencies and maintenance-related crises for swift resolution.

Respond promptly to maintenance-related concerns raised by tenants to ensure satisfaction.

Receive, prioritize, and assign work orders promptly to ensure timely resolution.

Assist in scheduling routine maintenance tasks, inspections, and repairs to minimize disruptions.

Maintain positive tenant relationships and provide excellent customer service.

Respond to resident-based Work Orders and complete required work promptly.

Perform preventative maintenance tasks such as filter changes, lubrication, and water softener maintenance.

Diagnose and repair building heat, electricity, and water systems.

Submit all necessary Work Orders through AppFolio and ensure timely completion.

Troubleshoot and repair plumbing, HVAC, carpentry, and electrical issues, and install new appliances as needed.

Oversee work orders from submission to completion.

Collaborate with team members on property status, maintenance issues, move-in status, etc.

Log all activity and communication in AppFolio promptly.

Perform any other duties assigned by management.

SKILLS & QUALIFICATIONS



Minimum 2 years of experience providing routine maintenance, inspection, and repairs including but not limited to painting, drywall, basic electric and plumbing.

Ability to perform well under pressure and meet multiple deadlines

Ability to interact with residents, management, team members and vendors tactfully and professionally

Physical Demands: Ability to sit and stand frequently throughout the day and occasionally climbing, balancing, stooping, crouching, lifting, crawling, or use of a ladder. Must be able to lift heavy items up to 50 lbs.

In depth knowledge of all rules and regulations surrounding property management

Customer focus and bottom-line orientation

Well organized with excellent time management skills

AppFolio software experience is a plus.

Have a valid Colorado driver's license with reliable and consistently available vehicle; and can regularly travel throughout properties.

Job Type: Full-time

Pay: $24.00 - $28.00 per hour
